Location is superb, on the opposite side to the train station.
Breakfast is simple, but good variety.
The staff are very friendly and helpful.
Coffee and tea facility in the rooms.

Georgianna (not the owner but a member of staff) was great, really helpful and accommodating. Location is really great, station is literally 2 minutes from the station. It couldn't have been easier to get into Venice.
Having driven 10 hours to get to the hotel under the premise and that we had to pay an extra 30 euros for check in after 9pm, we arrived at 8:45pm to our host not at the hotel. We had to call the number provided, someone answered but with no reply. I then called again and someone else answered stating that they would be 10 minutes. When they arrived, the host was visibly drunk and stumbled towards the gate with no apology. He let us in and pointed at where we should park. He was then unable to check us in as he was unable to see our documents. On the second morning, the host was not there as he had been out the night before and there were no fresh breakfast options.
There were also stains on the extra pillows on the bed.
