Located on the first floor, this end unit consists of 1,004 square feet and has a great location in building 2, just steps to the beach, pool and restaurant. From the patio you have views of the gardens and the ocean in the distance. The suite is tastefully decorated with custom furniture and fabrics. The living room has a 40" flat screen TV and sectional sofa which has a queen pull out to sleep 2 more guests. Twelve-foot sliding glass doors open to a covered, wrap-around tiled patio with comfortable eucalyptus furniture great for relaxing with a cup of coffee and a good book. The suite also features a fully appointed kitchen with granite breakfast bar, dining area and laundry. The master bedroom is bright and airy with king size Cloud Supreme Tempur-Pedic mattress and pillows and flat screen TV. A lovely location with an amazing view at a beautiful resort. The accommodations couldn't have been more perfect. The property was extremely clean and well stocked with everything-coffee, books, games, binoculars, umbrella, boogie board, first aid kit, blow dryer, shampoo etc etc.
During our stay we went on the Lady Grace snorkel trip -lovely although the water was a bit rough which made snorkeling a little difficult-more tiring than I thought. And we also really enjoyed the mangrove tour on the clear kayaks -we saw sea turtles, nursing sharks and conchs.
Tips-we bought a cup of milk at the restaurant to use for our morning coffee, which lasted us the week. For other snacks and groceries we walked to the grocery store. The resort bar has a great daily Happy Hour.

We spent a week at the Queen Ann suite and enjoyed everything about it. We love Grace Bay and Royal West Indies and this unit made our week in paradise all the better.

Our stay was the most relaxing and easy going vacation ever. The beach is so beautiful and this lovely rental is a perfect location for quick beach and pool access. We had everything we could need available in the unit. The area was clean and safe and the restaurants were a short drive (a few within walking). I highly recommend renting from Fred and Anne!

We have stayed at the Royal West Indies resort more than 10 times in various buildings and rooms. This room is by far the nicest, cleanest, and most well appointed room we’ve enjoyed. We loved the location and how comfortable the room was…. And everything was very well maintained and up to date. Just loved it! Will def stay again!

This vacation gave us a chance to reconnect with our family (busy family of 4).
We very much enjoyed the resort, the beach and what the island had to offer us - excursions, restaurants, proximity to the grocery store, ice cream at night, Turks Head brewery, snorkeling, swimming, happy hour by the pool, sunsets and the list could go on.
We were not looking for a large scale all-inclusive resort. We wanted something smaller and more intimate and this definitely delivered!
We made some great memories and hope to return to make more!

We were not interested in a high rise or an all inclusive resort and this was the perfect match for what we were looking for. The beach is amazing and the location was perfect. The grounds are beautifully manicured. The bar/restaurant on site were very convenient. We skipped the expensive snorkeling excursion and went to the Bight Reef via the public beach access next to Coral Gardens. Great snorkeling for free! I would recommend renting a car (Grace Bay) if you enjoy exploring, but definitely not a requirement. I would definitely suggest paying for the extra checked bag and bringing food/beverages that are allowed. Owners were great to work with and the property manager was also great. We will definitely be back!

I’m conflicted. I really enjoyed our stay here but it’s booked up for months so I can’t even come back. We were so well taken care of that I can’t say anything bad. The beach out front is #1. You won’t find better sand. The staff are lovely. The pool is a tiny bit cool, so there….I found a negative. ;-)

The Queen Ann 1 bedroom Condo is exactly as described in the listing and even better! This Condo is steps away from gorgeous Grace Bay Beach. The kitchen is stocked with all you need to live comfortably. The owners Ann and Fred were very quick to respond to any questions we had. Ms. Anna Jane the on-island manager was very helpful and kind. You can't go wrong renting this condo!! We have rented many on several different Carribean islands and this honestly was the BEST.

We just spent a wonderful two weeks in Ann & Fred’s fabulous condo! It was even better than expected. The check in process was so smooth with sweet Anna Jane and the very well stocked condo was in pristine condition. Our family of four stayed quite comfortably. We also enjoyed meeting the owners Fred & Ann and very much appreciated all of Fred’s island recommendations. We especially enjoyed our day trip to Middle and North Caicos. Mudjin Harbor was just as Fred described it! It was just breathtaking! Our favorite restaurant quickly became Mango Reef. The surf and turf was outstanding and the desserts were equally as yummy! We will definitely be returning to Grace Bay and Queen Ann Suite!

Beautiful Location
My wife and I really enjoyed our stay at Queen Anne’s Suite. The property was better than advertised.
The beach is literally a minutes walk from the condo, the pool and outdoor restaurant/bar were also just a minutes walk away. The furnishings were beautiful and the condo was very clean. Anna was extremely attentive to any issues/questions that we had, she was wonderful.
The grocery store was within walking distance, which made buying items for the week much easier. The resort has bikes with baskets or it’s a short cab ride back if you buy too much to carry.
The restaurants are close (walking distance) and we especially enjoyed Caicos Cafe and Cocovan.
Overall it was a great week, the beach is amazing and the people were all so nice.
Highly recommend renting this property.

Relaxing & walkable to food/beverages
Absolutely a wonderful experience with liaison Anna Jane, condo, facility & communications with owner Ann! We will definitely return in the future & will share with family/friends when they plan to go to T&C. Location was easy to walk on beach to places to eat/drink. We walked to grocery store, then paid $18 for the 3 of us to taxi back to condo with all of our items. We did pack a suitcase of just dry goods (boxed & bubble wrapped) + packed 2 small size bottles of Grey Goose (bubble wrapped good, then put between clothes). Bought Turk Head Light beer, which is a good beer. Beach & ocean were amazing! Nice loungers & umbrellas set up daily by staff. Pool/ocean towels to use (pick up at resort stand by ocean). Facility & condo were all very clean & all staff (& visitors) we encountered were very nice. We did a catamaran snorkel excursion that picked us up on the beach by The Ritz Carlton. It was fun. The Flamingo Cafe on the beach was a good close place for reasonably priced & good place to eat/beverages (opposite side of Club Med). Our trip included my husband & me (early 50’s) & our son (2 weeks shy of 18 yr old bday). Thank you for sharing your relaxing condo & liaison Anna Jane for our amazing trip!

Lived up to the great reviews
The Queen Ann suite was exactly as described and very deserving of all the rave reviews. The owners were responsive and provided great information on the area and things to do. The house manager, Anna, was fantastic and replied immediately with a small problem we had (couldn't open the safe). The resort is wonderful and in a quite but very accessible area. We did a ton of swimming and walking to the nearby market for groceries. The kitchen is well appointed and everything was in good working order. Thank you Fred and Ann for your comfortable home! It was a great spot for our first visit to TCI and we'll definitely be back.

Queen Ann Suite on Grace Bay
We had an incredible 3 weeks in Turks and Caicos. We were lucky enough to find the Queen Ann Suite at the Royal West Indies Resort. This was by far the best value we found with close proximity (about 50 yards) to Grace Bay. We had seen other reviews and thought it was too good to be true. We were not disappointed. From the detailed communications from the owners to the property manager on the island, we could not have been more pleased. The unit is very clean and well stocked with just about anything a vacationer needs. We definitely overpacked and will know better next time. The furniture, including the bed is very comfortable. The resort staff is very friendly and accommodating. And finally, the suite is about a 90 second walk from one of the best beaches in the world. Three weeks just isn't enough time!!! We can't wait to visit again. S&J

A week in paradise
This was our second time in Providenciales/TCI and first time staying at Royal West Indies. A beautiful, quiet and perfectly located property right on Grace Bay. The staff is very friendly and attentive, specially the guys at the beach and at Pelican Bay Bar.
The 1BR condo we stayed in is called Queen Ann Suite (#211). It was perfectly comfortable for my wife and I. Everything is in great condition, it has ample space, very comfortable bed and the best is the patio, where we enjoyed breakfast every morning. The kitchen could be considered full size and is equipped with everything you could need if you plan to buy groceries and prepare your own food, which we did for most of the days.
The booking process was fast and smooth and the pre-arrival communication with the property owners was great. Very attentive, cordial and quick to answer any questions we had; plus a lot of good, detailed tips for our stay.
I would 100% recommend this property to anyone and look forward to booking it again. It is incredible value for the money!

Beautiful getaway
The Queenann suite at Royal West Indies exceeded our expectations. The suite was clean and they thought of everything we would need during our stay. The beaches were too beautiful to describe with words. We visited several other grounds while there and the Royal West Indies were the most beautiful and manicured. The staff was more than pleasurable. I will say, if your planning a trip to Turks and Caicos make sure you take plenty of money for food. It’s expensive but worth every bit.
