Top for business and travelling families

The location is simply marvellous. A traditional "villa" reworked to be a perfect alternative to anonimous hotels. Charging station for EV, with cheap rates. Super breakfast with dishes (sweet and salted) for every taste- available even products without lactose! Large room with warm colors and very nice bathroom

We fell in love with Paolo and his place

This place is comfortable, beautiful and with an EXCELLENT breakfast. Great location if you are traveling by car. Paolo is the kindest host we’ve ever met! He was available at any time for any question and helped us with recommending and booking restaurants, tours, etc.

Praticamente perfetto

Praticamente tutto. L'accoglienza del sign. Paolo attenta, premurosa e professionale. Una bella struttura con un ampio giardino e anche la copertura per l'aiuto. Finalmente delle zanzariere alle finestre, e una colazione con prodotti freschi, e torte fatte in casa dalla signora Tiziana. Pulizia impeccabile, letto comodo, bagno e camera ampi

L'unica mancanza riguarda i servizi offerti. Nella fattispecie un bel bollitore in camera con un po' di tisane/camomilla etc. Sarebbe sicuramente cosa gradita a molti.

An amazing property with an exceptional host. We would definitely recommend staying here.

It was exceptionally clean and well presented. The breakfast was excellent. Home made cakes were delicious! Our host was extremely helpful and was able to arrange amazing experiences for us in a very short timeframe. More than what we had hoped for. Fantastic.

The property is a little out of town to walk to. Though that was not a problem for us as we had a car.

An exceptional host with an exceptional property.

Paolo was an exceptional host who made us feel very welcome and assisted us with dinner reservations and providing information on local attractions. Nothing was too much trouble. Our room was meticulously clean, comfortable and well appointed. The breakfast was delicious with a wide range of options sweet and savoury - the highlight being the cakes baked by Paolo’s wife! We were sad to leave and hope to return again in future. We can not speak highly enough of our experience.

Great host, a very nice place, very good breakfast

The B&B is a little bit outside of Modena. But you are (by car) in a few minutes in the old city. Paolo is a great host. Very nice, helpful, a warm welcome. Very very kind. He offers a great breakfast. Safe car park at the house. We’ll come again! And thank you for all your good ideas for Modena and Bologna!

Just a wonderful stay in Modena!

Paolo was a wonderful host. He was there to open the gate, greet us and walk us about his B & B. His B&B is well located and is a gated property, very comfortable and attractive. Parking is secure and easy. The breakfast was wonderful as were Paolo and his wife. Paolo was very informative and suggested places to tour and we enjoyed all his suggestions.

Charming B&B in Modena

This is a quaint B&B. It is well appointed. The beds are comfortable. The linens are amazing. The setting is incredible. This was my favorite place to stay in all of Italy. The breakfast was so delicious and included Paolos fantastic balsamic vinegar. In addition everything was fresh and from the region. Paolo was also available to help with Taxis, tours and other suggestions of things to do in Modena. He ensured we were having an enjoyable stay. I will most definitely be returning!

Authentic Modenese farm stay with fantastic food and local recommendations.

Location was great, room was spacious and comfortable, service from Paolo was exceptional! The food and amenities provided were perfect, including a highly secure premises.

Lovely home stay

Wonderful hospitality. Our lovely host went above and beyond to accommodate us. He even made us a booking to a local restaurant which turned out amazing. The breakfast was great with great cakes and his own family balsamic vinegar!

Great place to stay with lovely hosts

Paulo and his family are friendly, helpful and are always trying to ensure your stay and holiday are positive. Lots of useful information regarding restaurants and places to visit which were always welcome. We highly recommend this property. The accommodation is lovely, clean and the breakfast is delicious ( Paulo is a good host and cook). They have a cute dog called Whisky as well as the cat and beautiful granddaughter. We enjoyed spending time in the beautiful garden and loved Modena too

strongly recommend

the most welcoming, friendly and helpful host, Paolo. The property is clean, charming and comfortable. the best breakfast we had during our 3-week trip, including the samples of aged balsamic vinegar and nice cheese and cold cut. Also observed the most strict food hygiene here. if you drive car this is the perfect option. Paolo suggested a few food tour options which are excellent.

Breakfast was very good. The most important feature was the gracious host Paolo. He helped us with many things from restaurant recommendations and bookings to assisting with a rental car problem

Lovely place.

Lovely breakfast. Kind and very helpful staff. Paolo couldnt do more. Aircon worked really well.

B&B Le Noci de Feo is an excellent B&B, in every way.

We cannot rate this B&B highly enough. Everything was exceptionally excellent, and nothing was too much trouble for Paolo. The room was lovely, the breakfast amazing, and Paolo is a super host. There was a table and chairs in the garden for guests, which were perfect for relaxing outdoors. The B&B is air-conditioned, which was greatly appreciated. We arrived on a motorcycle, and the parking was under cover and very secure. We will be coming here again!

The best part of this stay was definitively the most wonderful host you can imagine.

The room was spacious and had a beautiful view. The entire place is well kept and up to high standards. The breakfast was great, with good local products showing some of what Modena has to offer. Paolo is a wonderful host and gives solid recommendations about whatever you need, whether it’s places to eat in the neighbourhood, transportation or tours to experience. We lacked nothing and can’t wait to go back. Without a doubt the best part of our honeymoon so far and we can happily recommend a stay here when you go to visit wonderful Modena.

I would recommend having a car as the bus don’t pass by too often, but it’s easily sorted with a taxi or rental.

Great stay - just book it!

Amazing place and a great stay once in Modena. Paolo is very welcoming and extremely helpful in booking visits- ask him about the about the different tours. Charming location with a great garden. 10/10 would recommend

the location is a bit outside the city center, but easily accessible by bus if you so not have a car. Paolo also offers taxi coupons for his guests.

5 star hospitality in a beautiful and authentic Italian house (villa)

The owner was amazing. Really, the hospitality of 5 stars. Spotlessly clean and very comfortable room. Very good breakfast, a lot of choice for every taste, Very beautiful, authentic building, not far from Modena's old town (though you need a car or taxi). Convenient parking. Quite and relaxing. Highly recommended.

Paolo! He's so lovely it is ridiculous. Talk about tailored service. The place is readily accessible by bus from the city centre, even though it is on the outskirts. Renting bikes is a good idea for flexiblity in getting around.

an amazing stay! perfect hosts!

Paolo and his wife are amazing hosts. Paolo went above and beyond organising trips for us, booking restaurant reservations, taxis, and even helping us with a fine we received at the tolls! He made our stay in Modena superb. it’s in a great location just outside of the city, so it was relaxing and parking was great! we recommend this accommodation to anyone!

if you got this far then book it! The property and grounds are absolutely beautiful. Our room was spacious and very clean. We looked forward to breakfast as we were provided with lots of choice such as croissants, bread, local cheese, local meat, cereal, fresh juice and coffee. The highlight of our 4 night stay was our host Paulo. He helped us plan wine tasting, balsamic tasting, cheese factory tour, lunch, dinner and the list goes on. I have been to many places around the world and this is without doubt one of my favourite places to stay. We will be back A car is recommended if you want to experience all the region has to offer
