Period listed property so have to embrace its quirks like low ceilings. But very pleasant overall and breakfast is generous.

It’s a bit tired in places but given the listed status and restrictions that come with that it’s unreasonable to expect top tier contemporary showers and ceiling height.

The bathroom was a tight squeeze, but functional. The final set of stairs to room 12 was steep and narrow, more difficult when carrying bags.

The breakfasts were exceptional. A great choice of cooked and continental style breakfast. The full english was one of the best I have ever had, not too much on the plate and very tasty locally produced sausage and bacon with a choice of fried, scrambled or poached eggs, the Old Smokie, smoked haddock and 2 poached eggs was great too. I noticed the children were given a dinosaur egg cup if they had a boiled egg with soldiers, a lovely touch!. The croissants were warm and fresh, the fruit, a range of berries and melon was great too with natural greek style yoghurt, so a wonderful choice. The breakfast cereals were all local, from Dorset cereals.It is worth staying here for the breakfast! The room was spacious, comfortable and clean enough but if the bed or furniture was moved it was not thoroughly vacuumed nor dusted but the sink, loo and shower were all thoroughtly cleaned. The self serve bar in the evening in the separate lounge area is a very good idea. Allows guests to mix or relax somewhere out of the room with a drink, alcoholic or not. Handy if you have young children that you cannot leave alone. They can sleep and the parents have a drink away from the room without disturbing them.

The carpet could have been vacuumed better especially under the beds and furntiure. I know we are the end of a busy season though! There could be more power sockets near the TV to make tea and coffee making easier. (I was in room 2)

Noisy seagulls roosting on flat roof opposite were noisy all night. Hot in room so had window open so couldn't sleep. Also road noise at front. Lacking in toiletries. shampoo bottle already small and half filled so ran out after one wash and wasn't replaced. Black sealant in shower and sink, shower ran hot and cold and didn't drain quickly enough so you were constantly worried about flooding the bathroom.
