Dora Hall offered us value-for-money accommodation for our small extended family group of adults gathering for a long weekend. The weather was chilly at night but the reverse cycle air conditioning and electric blankets kept us warm. Diagonally across the road is a lovely little coffee shop. And of course you are only a short walk from the attractions of downtown Orange. It was very quiet at night. The kitchen and bathroom are basic but provided what we needed.

Location was great. It was a 15 minute walk to Orange Town centre. We were visiting relatives and was a 10 minute drive away. Great location to explore Orange and the surrounding towns and sights. Bedding was clean and fresh along with plenty of towels for everyone.

Despite the accommodation providing hot water, kitchen amenities, TV, washing amenities such as washing machine and dryer, the overall state of the accommodation was poor. The front door was in need of repair, hole next to lock. The carpets were dirty and stained. The bedroom windows were in poor disrepair with holes in the frames and cracked panes, held together with sellotape. Wind blew through and with them being made of a single glass pane, the noise from the busy road was noticeable. The curtains were old, stained with holes, hanging from the curtain poles with minimum hooks. Each double bed (there were 4) had an electric blanket on but none of them worked. There were cracks in the walls and ceiling and the paint work was old and peeling with lots of stains that looked like old leaks. In the living room was a sofa and 2 chairs, all had stained covers. The furniture through out was old, stained and shoddy. Behind the TV and through out the whole place there were lots of cobwebs hanging from the ceiling and around all the appliances. The light shades were made of paper which were covered in dust and ripped. The kitchen was on occasion covered with visiting ants so you had to keep any food source off the worktops. Unfortunately the worst area was the shower room/toilet. These were not seperate so as a group you had to wait till someone had finished in the shower if you needed the toilet. The tiles were cracked with holes and the wooden cabinet next to the shower was wet through and rotten! With only a tatty shower curtain the water went everywhere when showering. It was a small shower so if you're 6 foot + you'd struggle. The base of the shower tiles were stained and cracked and you had to wear flip flops to make sure your feet were safe. You really didn't feel clean after being in the shower! There was an outside area with a rotten picnic table and rack fixed to the wall to hang your washing to dry.
