The Space:
All NEW Hardwood and engineered hardwood flooring through out! Brand New Appliances Kitchen with Quartz Countertops and Island that seats 3 additional. BRAND NEW oversized dining table with 6 seats. Our home offers two updated bathrooms with new vanities. We have 9 rooms with a two floor open floor plan that allows for privacy and great family gatherings. Now booking UMass, Amherst, MHC and Smith Graduation weekends 2027!

Guest Access:
Guests have full access to the house, back deck, driveway and yard space. Garage and storage is not offered as part of the rental. We can accommodate up to 2 approved dogs per stay with pet fee paid per dog. Due to severe allergies and zoning bylaws no cats or other animals can be accepted. Emotional support dogs are subject to pet fees. Free Parking for 5 cars in driveway. No Trailer, boats or RV's/ Motor homes can be accommodated or charging of any kind on house damage kept. No on street or green space parking. Reservation/ pricing accepted based on group size staying/visiting at time of booking. Our home is not rented as a venue of any kind and cannot accommodate events.

The Neighborhood:
Fully renovated, centrally located, close to public transportation while at the same time in a rural green landscape with views of the abutting farm land, red tobacco barns and open space that defines the Valley. Proximity to the Norwottuck Rail Trail makes it so easy to take your bike to stores and restaurants or the PVTA bus anywhere in the area. Fully outfitted kitchen with dining and entertaining essentials . Dishwasher, washer/ dryer, outdoor deck seating/ dining area and charcoal grille to enjoy during your stay! All linens and towels as well as many other amenities to get you started, provided !Close to Amherst College, UMass, Smith, Hampshire and Mt. Holyoke College. Just a short drive to the Williston Northampton School, Deerfield Academy and Northfield Mount Herman. New energy efficient heating system for maximum comfort for stays all year long! Property has 4 large bedrooms, sleeps 10 in beds (includes queen sleeper sofa), has large sofa and loveseat in the living room and can accommodate up to 10 people! Prime location for enjoying the Pioneer Valley, visiting area colleges, concerts, work conference, attending sporting events, going to weddings and/or celebrating graduation!!

Getting Around:
Our home is within a 5 minute walk of the B43 bus stop on the Pioneer Valley Transit authority which is free to students and an easy way to get around without a car.

Other Things to Note:
Only approved rental group guests are allowed on the property. All guests must be approved through Colleen prior to stay. AC available Memorial Day to Labor Day pricing contact Colleen for availability/ pricing outside of this time frame. Inquire with Colleen on group size/ pricing. Reservation/ pricing accepted based on group size staying/visiting at time of booking. Additional guests staying/visiting will be added cost. Pet fee $250 per dog max of 3 dogs. Exterior only security cameras on the front and back yards for security of property and insurance purposes.

Interaction with Guests:
We are accessible by phone, email or text for guests. We have found that an electronic check-in and property access code works well for our guests. Taking the stress out of making a set check-in time. We have over 30+ years of vacation rental experience.
