About this house rental

Situated in Balboa Peninsula, this lovely house for $568 per night is a fantastic choice for your next trip. Due to Coronavirus we are taking all necessary precautions to clean and sanitize with the utmost care! Our cleaners will be wearing masks and gloves for cleaning and using products with bleach to sanitize all surfaces. We will also be washing and drying all linens on the hottest settings. We will provide Lysol cleaning wipes for guest use. Prior to guest arrival and upon guest departure we will be asking if anyone has experienced any flu/virus like symptoms so that we might take extra precautions in those cases. We ask that guests reschedule their visit if anyone has been sick up to 1 week before their arrival. Ok on to the good stuff... This is the downstairs unit of our completely renovated duplex (upstairs listed separately and you can rent one or both). Each unit has 3 beds and 2 baths, and at least 1 parking spot in the carport/garage. If the upstairs unit is not rented you can take both spots. We have Air Conditioning (you DO need it in summer in Newport). We also provide bicycles with bike locks. We typically have 8 adults bikes (1 with a baby seat) and 3 kids bikes. We have tons of beach gear (beach towels, surf boards, boogie boards, wetsuits galore, sand toys, beach chairs, umbrellas, pop up tents, etc..) We provide a fully stocked kitchen (not food of course, but some basics including coffee). Bedrooms are adorned with beautiful bedding, TV's, AC, Ceiling fans, mirrored closets in most and storage for your stuff. Bathrooms come with basics (blow dryer, soaps, shampoos, towels, etc..). Each unit has a tub/shower and shower. The patio on this unit has a bbq and bench to sit on and enjoy the ocean breeze. Washer and dryer for this unit is in the master bedroom and soap is provided. 37th Street is a locals favorite. It is quieter than most streets and has less traffic. The curbs are red on our side of the street so no one will be parking in front of your house and loading and un-loading (it can be really annoying). We are next to the alley on one side of the duplex so we have less neighbor noise as well and it makes loading and unloading your stuff easier. The boardwalk starts on 36th street so we are just a few steps away. It takes just a few minutes to get to the Newport Pier on 21st street. Or a few more miles to the Balboa Pier. Just a quick walk across the street is a little playground with jungle gym, shady grass area for picnics, and swings. Also a great basketball court. Take a morning stroll with your coffee just past the park to Newport Island and look at all of the beautiful water front beach cottages. Parking in Newport can be difficult (mostly in summer and weekends) so you'll be happy to have a parking spot in the carport/garage (1 per unit possibly 2 spots if one of units is not rented). Please keep in mind this is a downstairs unit and noise does travel (mostly footsteps) so if you are very sensitive to noise or light sleepers you should consider the upstairs unit. We try very hard to make everyone comfortable and to warn our upstairs tenants to be considerate of noise but some noise can't be helped. You can also rent the upstairs unit - VRBO: 615772 or rent them both for big family gatherings. Please do us both a favor, do NOT make a reservation if you are coming to party! It won't work out and you will lose your deposit and get kicked out. I check in all of my guests, I have noise alert equipment and Ring Cameras. There are no visitors permitted to come to the house only the guests included on the reservation. Please note this is a downstairs unit so there can be some impact noise (footsteps) that transfers between the floors and the stairs to the upper unit. t's rarely an issue but I like to give my guests a heads up that it is a possibility. If you are very sensitive to noise then you should probably rent an upstairs unit. N.B. STL License #SLP12756 Guest who books the house must be at least 28 years old and must be staying at the house (no booking for under age kids). Please note....this is a downstairs unit. It is possible you could hear noise from the upstairs unit (depending on the guests at the time). If you are sensitive to noise, please rent an upstairs unit. Most vacation rentals in Newport are duplexes and most downstairs apartments do have some noise transfer.

This place is a gem. The property manager Lisa is responsive and easy to work with. The house is clean and fresh and literally steps from the beach. We loved the bikes and beach equipment available for our use. Overall, my family and a few extra guests had a relaxing and fun time celebrating my birthday weekend. My 18 year old said the location was perfect, near all the areas he likes to be when in Newport Beach. We will be back!

Given all the positive reviews I felt confident going into our stay, and I was right on. Everything with our stay went as expected. Great location, great clean place, lots of extras and a great host. Beds were comfy and communication was great. You can't go wrong with this property and the host.

Lisa was a great host! She is very accommodating and kept us well-informed about the property & Newport Beach. The parking that is offered is a small space - but worked well for us as we didn’t use the car at all once we parked. Everything needed is within walking & biking distance. Grocery stores, variety of restaurants, pharmacy, bars & shopping are all within a 2 mile radius. We often took the bikes to the Balboa Fun Zone, played on the beach, and walked the beach. We stayed here with 6 people- 2 adults, 2 teens, 2 pre-teens & it was the perfect size for us with ideal sleeping spaces. Very clean, generous toiletries & all the basics for cooking. We had a very lovely stay. Thank you, Lisa!

Lisa is an highly responsive, kind, accommodating hostess whose beach house is nothing short of amazing with all amenities included (cruiser bikes, surf boards, bogie boards, wet suits, frisbees, corn hole, fins, sand toys). Plenty of towels, beach towels,beach chairs, beach umbrellas, very comfortable beds, multiple washers and dryers with detergent available for guest use. We had 6 in our family and it was perfect. With amenities at house, we did not have to burn valuable time driving to rent anything and do much more than relax on a beautiful beach. We really enjoyed our experience!
