Nestled in Balboa Peninsula, this lovely condo for $648 per night is a great option for your next break. This 3 BR / 2 BA condo with panoramic ocean views is a gorgeous upscale designer's dream vacation home featuring hardwood floors, granite counter-tops, stainless steel appliances, and casual beach-style themed furnishings. The location of this condo is truly in one of the premier spots on the entire Peninsula. You will have spectacular views of the Pacific Ocean, Newport Beach, Catalina Island, and the famous Balboa Pier from the balcony of your 3rd floor vacation property. You are so close to the water you will hear the waves crashing when you go to bed at night and wake up in the morning to a beautiful sunrise. The master bedroom has ocean views from the comfort of your California king-sized bed. The second bedroom features a queen-sized bed and the third bedroom is perfect for your children with 2 bunk beds and a trundle bed. The third bedroom also has a flat-screen TV so guests can connect with their video games. You also have access to a pull out sofa sleeper in the living room for additional family members or guests. *New hard wood flooring was added in the 2 back bedrooms Oct. 2021. Carpet reviews are no longer valid. Mattresses in bunk bed room have been replaced April 2022. Located near the Balboa Pier, close to the heart of the action, this oceanfront, upper floor condo features a full-kitchen, new front loading washer and dryer inside the condo, wide-screen TVs, DVDs, and WiFi internet access throughout the condo. Linens and towels are provided. There is a private balcony that can be accessed from your master bedroom or living room that overlooks the Pacific Ocean and Catalina Island. This condominium is nicely secured behind security gates, includes 2 personal parking spaces, and there is an elevator that will take you up to your top floor with the nicest of views. The bike path that goes the entire length of the Balboa Peninsula is located directly outside your condo. Take pleasure in fine dining at the many highly-rated restaurants or simply turn on the BBQ and savor your own home-cooked gourmet meal. There's no need to wander too far from home for entertainment, shops, and beach fun. The Balboa Fun Zone is a short walk where you can easily find boat rentals, trips to Catalina, whale watching trips (though during their migration you can often see them from your balcony), charter a fishing trip, or take the kids to the old-fashioned arcade next to the Ferris Wheel. The famous Balboa Island Ferry departs from the Fun Zone area every 10 minutes and takes you across Newport Bay to Balboa Island in a short 5 minute ferry ride where you will typically see sea lions, paddle boarders, kayaks, and luxury yachts. spacious and as advertised. great spot !! a little thin on kitchen pots/pans etc but that wasnt an issue. Can walk to a bunch of restaurants. underground secure parking. Right on the 3 mile boardwalk. walk to a soccer field. just great

Great location, we always know we have to up with the noise, but it was workable. We had breakfast at the end of the pier and happy hour overlooking the bay. Kitchen is nicely equipped for our family get together, we haven’t stayed in this unit for two years and the furniture is getting warn.

600 E Oceanfront 3G was all that the property description said it was. It's a great location, lovely property, clean, and well furnished. I highly recommend this condo. There's a King bedroom with full bath/shower, Queen bedroom and bunk room with 3 beds, that share a full bath/tub. The kitchen is very-well equipped. The gathering room is nice sized with lots of seating. There are two underground parking spaces and another space along the back--more than adequate and convenient. There are restaurants very closeby, bike rentals, boat to Balboa Island, entertainment , volleyball nets, Balboa Pier, and much more. Probably the only disadvantage is the noise/voices on the beach in the evening and early morning (especially in the queen bedroom). That's not a big deal... I hope we have another opportunity to stay there--would do so in a minute!

It took me a few minutes to figure out which gate had the entry box, but once I found it I was able to locate the condo easily. My family was excited to find the elevator. As we traversed up to the rental we found it was warm when we entered the residence, but expected that based on other reviews I read. This was easily remedied by opening the windows and utilizing the many fans which are provided.
The home is decorated in lovely blues and greens and with the exception of a piece of captain crunch cereal under the coffee table, we found the home clean and ready for us. There are an ample amount of extra pillows in the closets along with hangers. With the exception of the bunk room, beds are comfortable. Bunk beds are adequate, the room doesn’t get good ventilation. We kept the bedrooms open which allowed for airflow from the one bedroom to the other.
Monday morning I was awoken (windows were open to allow the ocean sounds and breeze to come waft through) by the not so lovely sounds of the street sweeper and buses. The buses stop regularly throughout the day as the condo is right behind the Balboa municipal parking lot.
Location is wonderful if you like being close to the beach, near volleyball and fire pits , shops, and restaurants. We rented bikes and ate at a couple local places that were recommended-food was great.
We would stay here again, but definitely only during the off season as we’re not fans of crowds.

The unit is lovely and spacious. It's only one block to the ferry and boardwalk, and close enough to the ocean to hear the waves breaking on the beach at night. The kitchen is modern and well stocked. The bedroom carpets needed to be cleaned, hopefully that's done before the next renters. In general we had a wonderful time and would love to come again.

This unit is in a nice location, right by the Balboa pier on one side and ferry to Balboa island on the other. Near to shops and with nice views and small balcony. On the other hand, the whole experience feels very "corporate" and managed. Not great supplies associated with the unit (no beach towels at all?), which in general felt pretty empty. Although the property was generally clean, it could use updating. The management company mentioned stains on the carpeting, and that was definitely the case. The unit is on the 3rd floor of a relatively big complex that is not easy to get in and out of (only one entrance), though it was nice to have a garage parking space. There was lots of email from the management company which felt overbearing and quite impersonal at times. I was grateful that after some prodding we were able to check-in at 2:30 rather than the stated time (4PM). In general, if you are selecting a property primarily on view & location, this would be fine, but don't expect a lot of extras or convenience.

Not a bad view. Place was clean. Only super small cars fit in free parking garage/lot. Location to Balboa was nice. Right by parking lot is bad. There is no AC so we slept with windows and sliders open so EVERY morning you're woken up by street sweeper and trash truck. The key/remote situation sucks, need one to two more keys for convenience of potential 8 people staying there. Both bikes were VERY dirty (would be better to put a cover on them) and one bike didn't even work. Put in maint request and heard back that they would "let the owner know." Lock on master bath door is broken. Screens at sliders barely work and sometimes you can't open them at all. Proximity to beach is nice but I'd rather pay a bit more and get a place further from the parking lot. Washing machine had a lot of black mold in it so we closed it and took beach towels home mid week to wash. The mold could really be a health hazard. The place was decent and served it's purpose of getting us close to the beach with a nice view but probably wouldn't stay here again. Bunk beds did not appear to be twin size and mattresses were really thin. Master bed however was super comfortable. So, yeah, it was just "okay" nothing that absolutely killed the trip but nothing making me wanting to return. I tried to write this with honest descriptions so you know what would or would not affect another travelers stay here. Owner could improve on some things but others are just location/property based concerns. Hope this helps.

Each interaction started as polite and professional but ended in utter frustration. It was all to protect their property after all. But starting from the girl who answers the phones in the office, the guy who owned the unit (pretending to be just a property manager), to the un responsive after-hours line, not one of them excepted responsibility for what we experienced in their property. None showed any concern or demonstrated any sense of urgency to a potential plumbing issue that could have resulted in water damage, or a fire alarm going off at 4 am in the morning. I guess if they don’t care about their own property, why would I think they would care about their customer?
They comped us one night (less cleaning fee), which did not cover our cost for dinner and breakfast the next morning for a family with 6 adults, and not a word for the inconvenience. The 1 star is for the location and the maintenance guy that was very nice. I waited until we received the credit before posting this, but this place was not worth the aggravation. We’ll find somewhere else when we come back to visit again.

Despite the poor ventilation in the third room the apartment is comfortable. Providing one blue key and one garage remote for two parking spaces is not practical. We got a second remote the last 6 days. The sofa - bed was very dirty. Glassware and dishes were not clean enough. In general, there was lack of cleanness. Other than that the rest was OK

We had a great experience. We are family with 3 kids ranging from 15-22. Each kid brought a friend and there was plenty of room for us to spread out and it was a perfect location that was right in the middle of everything. The condo was clean and updated. There is was no A/C in the unit but the weather was perfect for open windows. The unit came with 2 secured parking spots which was a big plus. We would definitely stay there again.

Perfect getaway
This was the perfect vacation rental, we felt right at home. The kitchen had most everything we needed and a barbeque on the patio. The view was amazing and the bike trail right outside. We will definatly be coming back!!

I was traveling with my husband and 16 year old daughter for Spring Break. The condo was very clean (and I'm picky), every amenity we needed, beds were super comfortable, a good location (with the exception of Newport Beach/Balboa Peninsula traffic if you plan on coming and going off the peninsula which we did a great deal of touring all around the area. Great location for beach and boardwalk (we were happy to be on the 3rd floor). The management staff was exceptional. Peter took care of all of our needs and requests immediately. We were happy and surprised to find beach chairs, bikes and a beach umbrella provided and really enjoyed biking along the boardwalk. It was a safe location (we were always inside after dark though!). A tad noisy with nightlife until about 10-11pm but that was part of the ambiance. We would stay here again for sure! Thank you Newport Beach Vacation Rentals!

We rented the property during Christmas back in 2020 when we were in the middle of the pandemic. It was a great get away from home and still be safe. The apartment was clean, neat, and the view was breathtaking. We barely needed any support from customer service as every thing was explained very well in the guest guide. This is a top floor unit with an excellent, unobstructed view of Catalina from the patio and the living room. We’ve rented in this area of Newport before, but this was our first experience with Newport Beach Vacation Properties. They were very accommodating This is a busy, touristy part of Newport, so noise can be an issue, particularly during the summer months and the holidays. The units directly face a large city parking for beach goers. You should expect noise at night as well. There’s a lot to do within walking distance and within 10 min bike ride on the bike trail that’s right in front of the unit. There are two bicycles and two fold out beach chairs in the garage.
The king bed in the master bedroom and the queen in the second bedroom are very comfortable. The mattresses on the bunk bed are amazingly thin, no good for anyone above the age of 10-12. The living room and the master bedroom have nice hardwood floors. The other two rooms could use new carpet, the stains on the existing carpet are a definite turn off, as are the stains on the sofa cushions. The kitchen is well-equipped and modern. As advised by the rental agency, do not bring a full-size SUV with you if you plan to use the two underground parking spots, the clearance is very low. I have to emphasize how great the property management company treated us. I left one of my favorite shirts behind. Our safety became a grave concern when a random man punched in a code and walked straight into our living room on our first night stay. He apologized saying he was maintenance and then left. I was recovering from a 5 hour surgery and was in no condition to address the situation. Every night was a stressful one not knowing who else had access and when they would exercise entry again. For a family who has been victimized in other ways this was a nightmare situation. We came for peace, rest, and restoration and got the opposite. I finally reached out to management (as nobody contacted me to explain, address, or apologize) to only receive an apology and a verbal assurance it won’t happen again. Unfortunately that did nothing for my sleepless on guard days/nights.
On another note the place was mediocre clean. Dust was apparent on lamps, controls, tissues, edges, television, furniture and especially one of the back rooms. My son coughed throughout every nights stay from it. ..... You would think that especially during covid times deeply cleaning a unit is a high priority. The living room couch also needs some deep cleaning as a smell does come from it. The sliding deck screen was torn and also stuck. The glass slider needed to be closed in the evenings as bugs would get in. Also the slider needed to be pushed open by kneeling down amd grabbing on to the right corner and pulling it several times to get it to open.

Unfortunately we left our home keys in the unit but housekeeping never retrieved and returned. Management was gracious enough to let us check later that evening ourselves but they were gone.

Everything from the property description, the location was spot on, The unit was updated and had everything that a family could possibly need for a very enjoyable and relaxing experience. The location was nice and in a great location. It had a nice view and was in good shape. The downside was no ac and the unit was a bit hot so we had to sleep with windows open which was nice but due to the location a bit noisy at night and early morning. If had ac then could shut windows and have a nice sleep. The other bummer was the skylight in the bunk room where the kids sleep would wake them bright and early, would have been nice to have a cover on that. Otherwise the place was great! Clean and in a great spot.
