The location is truly wonderful with great sights of the wonderful beaches of Da Nang and the Buddhist statue. It is also close to several good restaurants and souvenir shops for tourists. I think it is especially good for large groups of local families, but if you are looking for a budget option and not too picky it's great. The air-conditioning was also great and the beds were really comfortable.
There is some room for improvement when it comes to cleanliness, especially when it comes to the breakfast hall. Some of the linen on the tables were quite dirty and seemed to have been left from a wedding several weeks ago.
The rooms are a little bit old and some plugs are a little fragile. However, considering the price range, and what I suspect is the target demographic, I don't really hold this last part against them.

The staff were excellent, as is the location.
The hotel is dated.
On arrival, there were no towels in the bathroom. The window did not open to let in fresh air. The window frame was broken and the window was filthy. Trying to get wifi was an almost impossible situation. The manager used the excuse that it was always very poor due to the location of the hotel.
There was no facility to wash the feet of those coming from the beach so mud and sand were traipsed into the hotel and lifts.
There was a kettle, cups, saucers, and glasses in the room but no tea or coffee sachets were provided. I asked housekeeping but they told me that they are not provided.
The owners need to renovate the hotel.
