My place is across the street from one of Newport's best surfing beaches and close to great views, restaurants and dining, family-friendly activities, and nightlife. You’ll love my place because of beach, neighborhood, and relaxing, carefree lifestyle. My place is great for families, kids, couples, solo adventurers, business travelers, and anyone who wants to live the beach life. My 3bdrm/2bath is newly remodeled with tile floors, new bathrooms, rebuilt kitchen with granite counter tops, recessed lighting, large front furnished patio with BBQ grill, and free washer and dryer facilities on site. The house is located on the northern part of the Newport Beach peninsula (right by the intersection of orange and PCH). The unique location is home to two (2) of Newport Beach's most famous surf spots (56th st. and the river mouth), several classic restaurants and beach stores, kayaking in the back bay, and offers a more quite and relaxed version of Newport Beach living, while still being within close proximity to all of the action of the southern part of the peninsula. The unique location allows one to get a great night's sleep, find parking with ease, enjoy the beach, walk or ride a bike to all of the Newport Beach night life, and is within close proximity to both the 405 and 55 freeways for those who work or travel outside of Newport Beach. The neighborhood is also perfect for families with children, as there are many parks and playgrounds within a few blocks walk. Note: The House is a Duplex where the bottom unit is the one pictured and for rent.

The property was run down. Cabinet doors falling off, tile floors not clean, mold on shower curtain. Sleeps 10 However, 2 are on a pull-out couch and 2 are on an air mattress. This is not disclosed in the description.

I had an absolutely wonderful stay at this beachside Vrbo. The location couldn't have been more perfect, just steps from the sand. The sound of the waves in the morning and the stunning sunsets in the evening made this place truly magical. The property was clean, well-maintained, and had all the amenities we needed. The host was incredibly accommodating and made our stay a breeze. I can't wait to return to this little piece of paradise!

This pic are very deceptive!! It’s is absolutely nothing like the pictures!! Freeway noise, yucky everywhere!! Bedding curtains pillows bathrooms !! Everything Ver very cheap and dumpy!! We left early!! Could not stay another night. Parking is so bad, noise, flys. There is nothing good about this place. The beach was gorgeous!! That’s it!!

First off, Leo was what you think of for a host, attending to any inquiries, a well thought out check in message, knowledgeable about the area, and specifics about the place itself. The space was well designed out, comfortable, super clean, modern, and everything worked well. This location is just a 4 min walk to the beach, and there’s a great coffee place down the street with delicious breakfast burritos. Worth it!

I do not recommend staying here unless you want to be charged extra money for damages you didn't cause or you want your party of 10 to sleep uncomfortably. As part of the "sleeps 10", you have to use 2 extremely uncomfortable air mattresses, which we had to search for, there was no mention of these in the check in instructions. There was also no extra sheets to put on them. At the end of our stay we were charged an additional 40 dollars for a clogged shower drain due to sand. First of all, the drain was already clogged upon arrival, second, it's by the beach! Sand should be expected. Additionally, when I asked for specific check out instructions, there was no mention of checking the drain for sand, only to not leave towels on the floor. So you can imagine my surprise seeing this charge on my card. The shower water was also lukewarm throughout the stay. I was willing to look past a lot of the dirtiness and false advertising of the place at first, but after this ridiculous extra charge, I have no problem explaining all the bad parts about this place. When I tried to message the host about the extra charge, he did not respond and stopped communicating. The only redeemable quality about this place is its proximity to the beach. Other than that, I recommend looking elsewhere. Overall, this place was dirty, not as advertised, and not worth the money.

We were told the property was located across the street from the beach, not PCH (highway). There is no Air conditioning. To cool off in the evening, we opened the sliding door and window in the living room.We were promptly attacked by mosquitoes. Screens would be nice or a fan.

this home is 2 minutes from the beach, it was perfect for our family of 10. home was clean and neat when we arrived. there were beach chairs & beach towels available for us to use. Only issue i see is the parking it is very hard to find and obtain a parking spot, other than that we had a GREAT time we will definitely book in the future. thank you Leo

I booked this beach house for my friends and I to stay in for the weekend because it was right by the water located in a lovely spot in Newport. Overall, my friends and I had a really good time hanging out at the house and we enjoyed being able to talk a two minute walk to the beach and back. We made a lot of really great memories while staying here and we would definitely do this again! Leo responded very quickly to any inquiries or concerns I had, and I greatly appreciated that. Leo really cares about your stay and will not leave you high and dry. I can’t wait to get back to CA again! Thank you Leo for being a great host!

I took a chance with this rental, given that there was a single review, but I was convinced by the photos and description that it was reasonably nice. I was wrong. It is rundown and in disrepair. For example, curtains are stained and torn, the patio awning was ripped and taped together, the patio lights were half burned out. The kitchen cabinets smelled of mildew and had a layer of grease and dust throughout. A bedroom curtain rod was halfway out of the wall, walls weren't completely painted, the couch was worn and flaking. The place was so dirty we actually went out and bought spray cleaner and sprayed the place down. Leo refunded the cleaning fee, thankfully. We had to wash the sheets and didn't use the comforter because it smelled of urine (although Leo did offer to buy us a new one). Both bathroom window screens had large holes in them. The property manager has ensured us that he will address these issues with the owner. Also, note that the coast highway is between the house and the beach and the noise from the highway is notable.
