Very clean and good location. Good breakfast selection and very helpful & friendly staff.
Rooms were smaller than expected and either very warm without AC on or very cold with AC, even when set to 25c.

The room is clean, facilities are fair enough and reasonable for price. 7,11 is just next to hotel and convenient for foods and drink. Accessories provided are quite good and complete.
There is additional tax/fees asking at check-in, though the total charges is paid on booking.com. It is better to integrate to one off payment. Check in was only machine operated, no one assisted. Though Hommachi subway station is said the nearest, the walkway in the station from train to exit is like a mace. Better to use Awaza station and walk for 6-7 minutes, which might be best way to access hotel. And pillows are too hard for me.

Clean and comfy beds and pillows. It is a 13 min walk to key train station hommachi (all key train lines for Osaka). 10 min walk to another station which will provide you with a connection to the JR lines.
Washing machine and dryers lock but are located outside near their loading car parking (under cover)
Extremely loud , no soundproofing from neighbours . Doors opening and closing from early mornings and late evenings.people having loud conversations near the lift areas which carry down the hallways . No soundproofing in this hotel made it very difficult to sleep decent hours.
