The view is spectacular.
The villa is large, quiet and private.
There are 2-3 parking spaces.
The beds were comfortable.
All ACs worked well.
The pool was good and clean.
The nearby Nissaki beach is great and has everything you may need - bakery, shop, restaurant, good rental boats.
The nearest groceries shop with reasonable prices is AB - 15 minutes drive from the villa.
I'd say that the villa was clean enough not to be considered filthy. The linen was clean. The bathrooms were okay. The rest was also okay.
Some of the *available* electrical appiances are not in good condition - mainly the washing machine and dishwasher. We did manage to use the washing machine but had issues with a leaking dishwasher water pump. The agency that manages the place promptly took measures to replace the water pump, which was nice.
One of the room bathrooms had an issue - the toilet water tank did not have water / was broken.
Personally I'd consider the above minor inconveniences but they are worth noting.
The road to get there is steep and walking up could be considered a workout but most cars can get up just fine.
Especially low or large vehicles may face some issues but should be fine as well.

Inrichting moet geupdate worden, de laminaat vloeren in de slaapkamers staan krom (waarschijnlijk een keer water overlast gehad.).
Stoelen, ligbedden en tafel op het terras zijn aan vervanging toe. Veel kleine wespen

The view from the villa pool is amazing. There are air-conditioners everywhere, although the ones in the living room were old and weren't as effective. A lot of reviews complain about the road - if you come with a car, it's fine - there are 2 parking spaces.
Just a little more maintenance and some extras would be nice - to have some tablets for dishwasher, some ice trays, some bags for the rubbish, salt and pepper. The previous guests left some of the dishes dirty - probably due to the lack of dishwasher tablets.

Nissaki is a beautiful area, 40 minutes approx from the airport. I would return to the area but not to this villa.
It is unsafe for young children with marble stairs and a dangerous drop from the far edge of the infinity pool.
My room was on the low floor and there were unresolved issues with the toilet flush, temperature & pressure of shower & no wall attachment for the shower head.
The view from the villa is superb. The walk down to the beach & lovely tavernas is pleasant if you are able-bodied and it isn’t too hot. The steep uphill walk back to the villa is tough. Would recommend car hire.
A couple of local supermarkets are great for self-catering.
More umbrellas & sun beds are needed.
The pool maintenance guy visited once. The information in the villa stated the pool would be checked on 3 occasions during a week.
I enjoyed my holiday but this villa needs some straightforward maintenance in order to be classed as 5 star.
