It was a comfortable room with a double bed, a desk, and a private bathroom. I enjoyed small touches; even some books were available on the bedside tables. The room had a small refrigerator (inside the cupboard), which was very convenient for breakfast (I bought some yoghurt and fruit in a supermarket on the same street).
The location is excellent: it's close to the train station, and within 5-10 minutes of walking you have multiple cafés, supermarkets, ice cream places, etc. This B&B has a rather central location and is within walking distance of most areas of the city, including the Engineering Department of the University of Cassino. However, if you'd like to go to the Abbey of Montecassino, it's uphill with a ~2-3 hour hike, so you'll likely need to take a bus (the bus is called Montecassino Link and departs from the bus stop opposite the train station, several times a day; you can search the timetable on the Trenitalia's website). Also, if you need the main campus of the university, which includes the Rectorate, the Department of Economics, and other departments, then it's quite far away from the city center (~30 minutes walk); check the walking time in advance or take a bus.
Note that it's a B&B and not a hotel; you'll need to contact them on WhatsApp to coordinate your arrival. The lift/elevator seems to exist in the building, but I didn't understand how to access it from the ground floor (ask before arrival if relevant; in any case, the property is on the first floor, so it's only one flight of stairs).

The room was great. Very comfy bed...Great shower. Clean and coffee/ tea and cold drinks. Close to centre and station also
Slightly unusual getting in..., was let in to the side gate and the outer building by residents and then host remotely....then with number lock, card for door and outer key. Just took a while working it all
but all good from host remotely actioning. Thanks
