Terrific location near San Augustin Church in Intramuros, close to many historic sites. Friendly staff. Unassuming.
The hotel is a very old (historic) building, which shows some wear, but has the nice features such as high ceilings.

Old world charm
The room could have been cleaner, the upholstered head post of the bed had layers of dust. And as I am allergic to dusty fabrics, other than this it was ok

Breakfast only from 9h30 is ridiculous.
Generally poor maintenance and poor cleanliness
W had to ask for another room because the toi;et didnt work. Luckily we readily got one.
