Friendly staff. Very decent breakfast for a continental b&b in terms of quality and quantity. (they also put aside a breakfast platter in our room for an early start the next day and allowed a key drop self check out on the last day). Good location. Comfy large bed - a proper 2mx2m king in a decent sized room. Lots of towels. Daily room servicing (and they didn't mess with the towels in the process - its fine when the towels aren't replaced on a short stay - but when they get refolded on the rack so I don't know who's is who's I hate it!). Easy check in and check out and good communication prior to arrival. Basic but clean room with AC. Decent black out curtains. It's not the Ritz and it is a b&b not a hotel but a solid offering for price and location given I probably left the booking later than I should have.
If you are disabled/have lots of luggage, you will not like stair C, the lift is absolutely tiny. It is a real struggle to fit two large people or one small person with a pram/luggage. Stair B where breakfast is has two stairs to get up although the lift is bigger so consider if you have mobility issues. There are some rooms it seems on stair B. Water pressure and temperature of water was not great. We were close to the entrance on stair C and heard everyone come in so if you are a light sleeper, take earplugs. (otherwise very quiet). Room safe not working as it had no batteries in it. One of the plugs in the room also didn't work. Pillows and bedding could be a bit better. (Pillow was very high and as the bedding was just two sheets due to the summer, actually had to switch the a/c off as it was a bit too cold when sleeping. bit goldilocks I know)

Very Friendly & helpful staff, VERY GOOD LOCATION, everything is basically a 15 minute walk away!
Very tasty breakfast and clean hotel, as well as clear instructions by the host. Also there are many amenities located near the hotel, like a barbershop, mini supermarkets, nasoni(fresh water) and highly rated restaurants, it is also conveniently located near a bus stop (Nationale/Quattro Fontane), where you can take the busses (70/71) and go to the Vatican city or Trastevere.
Also the area is really safe as the hotel is located right next to the Ministry of Internal Affairs.
That's all about the hotel.
Extra tip if you are traveling to Rome:
-Never buy tickets online from third party vendors, as the original tickets are a fraction of the price + you get special discounts if you fall into certain categories.

Good location, good size room, air conditioning, good water pressure for the shower, kettle and fridge. Good communication for checking in,
Room felt very basic and old, hard mattress and hard pillows, not many coat hangers in wardrobe.
