The staff were absolutely wonderful! The property itself is beautiful, surrounded by olive groves, and gives you a real sense of staying in a small, authentic Italian home. It’s very thoughtfully designed and decorated, with so many lovely little touches throughout.
If you’re a dog person, you’ll especially enjoy the three wonderful dogs on the property—they were such a nice bonus!
Breakfast was simple but filling, and perfectly adequate to start the day. The property is in a safe, quiet and peaceful setting. There’s also a swimming pool which we didn’t get a chance to use, but it looked incredibly welcoming and well maintained.
The owner was exceptionally helpful and introduced us to Ivano Cabs, who was always on time, honest, responsive and incredibly reliable. I would highly recommend both the property and Ivano Cabs.
Overall, we had a wonderful stay and would absolutely recommend this place to anyone looking for a peaceful, beautiful and authentic Italian experience.
Just 5 minutes from the station and 10 minutes from the town!
One important thing to know: **there is no safe or easy way to walk to Orvieto town.** There are no footpaths or stairs, so you’re essentially walking along the main road. It’s also a steep uphill walk, especially challenging on a hot Italian day. We did it once and actually enjoyed the adventure, but walking back with a pizza was another story—with cars and scooters passing very close and at high speeds.
There’s also no restaurant at the property, so you’ll need to get into Orvieto for lunch and dinner. Public transportation isn’t available, and Uber/Freenow don’t operate in the area, so taxis are really the only option.
Wi-Fi and mobile coverage are also limited. The free Wi-Fi works reasonably well in the common areas but is weak in the rooms.
**That said, we still highly recommend the property.** We simply wish we had read the reviews more carefully and rented a car. The surrounding area is beautiful and absolutely worth exploring by car. The property connected us with an excellent local taxi service, which made getting around easy, although it did add to the overall cost.
We would have give the property a 10/10 except for these issues.

The host was very friendly but not very helpful / forthcoming and informative with places to go and see- and places to eat -not sure if it was a language barrier?
Breakfast was disappointing . There was a pool but it was unappealing .

Lovely decor, Good location, short drive to Orvieto city, lovely countryside views and nice to have a small pool to get into to cool down.
Owner’s daughter(?) had friends over for the weekend so it felt like we were crashing someone’s pool party and didn’t really felt like a place to relax. They were smoking and drinking in the pool which I didn’t appreciate. By no means they were rude to us or anything, but I just don’t think it’s ok to charge people quite a lot of money, but treat it as your own party grounds.
Totally personal choice, but I found mattress way too soft and I wasn’t able to sleep at all for two nights.

Beautiful property, good breakfast and service. Staff nicer than owners.
No restaurant and no hot tub: descriptions need to be updated.
Not everybody is comfortable with dogs that bark at you and come to your table while eating.
