The location is fantastic, it genuinely feels like you're in a park in the middle of the city. The reception staff were lovely, friendly and very helpful, and having access to a gym is a great bonus.
The room is in very worn condition. I understand renovations aren't always possible, but with stains on the walls, scratches everywhere and furniture that looks like it needed replacing ten years ago, it feels like the time has come. Breakfast is served in the café at the gym, and the staff there show no interest in hotel guests and treat their duties with outright rudeness. I watched them fail to understand English when guests from other countries spoke to them, ignore requests and act as if serving hotel guests were the biggest favour of their lives, as though they'd rather sell a smoothie to a gym member once every two hours. If none of this bothers you, it's a great place to stay, otherwise you might want to look elsewhere.

Hotel with small individual houses, which was something nice and new to me. Friendly staff. I checked in late and there was no issues with that. Good breakfasts Great sport facilities and water part included into the price, although I didn’t use it since I had no time.
The house is not new, in moderate shape.

Spacious room, quiet area, and access to the water park. The hotel is a short taxi ride from the city center. There is also a billiard table. The staff are polite and helpful.
The main drawbacks were that the in-room pool and sauna were under renovation during our stay. The lighting was also quite dim, especially in the bedroom.

It's a little way out of the city centre, but yandex taxis are so cheap it's not a problem. The hotel with the breakfast was a couple of minutes walk away. Breakfast was ok, strange to have a view of the gym! the indoor water park was fine - beware you need a swim cap and also flip flops or sandals or you can't get in. We had to buy caps at the park for 3 of us. The staff at the hotel were very kind and helpful - it felt like we were the only guests! Perhaps it was early in the season.
The resort is indeed a little tired. We were also disappointed that the outdoor water park was not yet open, at the beginning of June, even though the weather was super hot.

"All good. Reasonable price, big room for family (like a small house). But you should be with your own car, location is not a city center. Other all perfect"
