Room good. Breakfast excellent- with sweet and savoury choices. (Boiled eggs, note: no meats for those who require them.)
Parking option a bonus. Good location within walls. Room clean and good size.
ONLY issue: an automatic bathroon light that blinded me at 4:30 in the morning.)

Friendly staff, nice main house, I staff in a different building 10 meters away.
Staff friendly and made me a coffee.
Shared bathroom.
Within Lucca city wall, but not the closest for the train or bus station.
Had old aircon in room, worked reasonable for very hot day.
A busy bar area 100 meters away, but can not hear ant noise in room.
Not very close to bus/train station, about a 20-25 mixture walks from each.
The check in is only between 2-8PM , so do not book if coming later.

Included buffet breakfast was fantastic, so many options both sweet and savoury and included a coffee. Building felt safe as it was in a gated complex. Very close to the old town and easy to access really anything in Lucca you would want to see on foot within the town walls. Nicely decorated building and everything was clean.
I booked a 5 bed mixed dorm, and was put in a two bed room with a male. The somewhat rude host who did my check in didn't really understand what I was saying when I questioned this, and as I was only there for a night and nothing else was available, I had to go along with it. Sharing is obviously fine, that's why I booked a dorm, but sharing with one stranger is a bit uncomfortable and I would not have booked had I known. There also only seemed to be one bathroom (shower and toilet combined) for the whole building, not even a sink elsewhere. The dorms are in a separate building to reception. Its a pretty solid walk to the station too, not a fault of the property as that's just the layout of the town, but something to be aware of.
