Beautiful ocean views make this light & bright home one of a kind. Complete with five bedrooms, four full bathrooms, & two kitchens, this home is perfect for any size group! LIVING AREAS Relax in style with a beautifully appointed living room and downstairs lounge, each with 50” and 60” HD TVs and cozy coastal furnishings. Kick back with family and friends in our spacious dining room with gorgeous skylights and views of the ocean's crystal blue waters right from your family room. After dinner, take a dip in the ocean and come back home to dry off under the stars in our backyard oasis that features a full-size bocce ball court, BBQ grill, large outdoor dining table, a hammock, loungers, fire pit, ping pong, and an outdoor TV. KITCHEN & DINING With an open-concept kitchen and dining area, create family meals in a state of the art kitchen next to the dining room with ample amounts of seating. A chef’s dream awaits with stainless steel appliances, breakfast bar, and a large tub sink to please the hungry beach setters this vacation. Our home also features a kitchenette on the main floor for quick eating and packing for the beach. BEDROOMS & BATHS This two-level home sleeps 16 guests comfortably with five bedrooms and four bathrooms and a combination of two kings, two queens, single and double bunk beds all equipped with 4K HD TVs. The main floor offers a private getaway suite including a king size bed, daybed with trundle, kitchenette, breakfast nook, ensuite and private entrance. Down the hall, the kids will have a blast as they sleep together in their single and double bunk beds. The other three rooms are designed with rustic beach furniture for a great night’s sleep. OUTDOOR AREAS It’s BBQ time as you step into our beautifully landscaped outdoor oasis featuring a full-size bocce ball lane. Swing back and enjoy our meditation hammocks, perfect for naps and reading or dining outdoors at our large umbrella shaded table. Sit around the fire pit roasting marshmallows, telling stories, and enjoying the sounds of the ocean waves steps from the backyard. Take a break or enjoy the ocean view deck during breakfast or sunset. EXTRA AMENITIES & DETAILS Parking is available for eight vehicles in the driveway. A washer/dryer, dishwasher, two refrigerators, kitchen essentials, toiletries, towels, linens, complimentary Wi-Fi, Netflix, Pluto TV, Roku, Cable TV, and BBQ grill are provided. BEACH ACCESSORIES Beach towels, beach chairs and chase loungers, wagon, umbrella, and cooler. LAYOUT All bedrooms and three of the four bathrooms are on the first floor. The second floor of the home is just the main kitchen, living room, dining room, and one full bathroom. We're available 24/7 by phone, text, or VRBO to answer any questions or concerns you may have during your stay. PET POLICY Up to two dogs are welcome for a non-refundable fee of $150 for one dog and $250 for two dogs and must be disclosed upon booking. You must be at least 25 years of age in order to make a reservation. The person who makes the reservation must occupy the residence for the duration of the reservation. ABSOLUTELY NO PARTIES and the county noise ordinance is strictly enforced. So, enjoy yourself while being respectful and polite to the neighbors. Guests are subject to immediate eviction if number of people in property exceeds max occupancy. Jet ski is not for guest use. Please park only in the driveway .

House was not as clean as it should have been. We were told to remove our shoes and the upstairs kitchen/family room floor was gritty/dirty. The shower in the family space upstairs should have safety bars. The trash barrels were both half full upon our arrival so we had to put paper items in cans with no lids. No plastic wrap and aluminium foil in the kitchen.

The property was amazing overall and extremely clean considering pets are allowed. My toy poodle accompanied us as well. Anything you could possibly need or want was already there for guest use. The host(s) were very thoughtful when choosing amenities for this house. As for the not so perfect items like the master bathroom's electrical outlet not working and a blown bulb or the TV in one of the bedrooms not pulling up the guide, those were just minor annoyances. There was, however, a substantial carpenter ant issue on the property grounds. An exterminator was there an hour after being reported and decreased the number in the backyard dramatically. There were still a few up on the deck, but only one was actually found inside the house. The quick response to the ants by property management was awesome. Now on to the not so great response. On the first night, one of the chairs in the upstairs dining area broke, sending my 72 year-old aunt crashing to the floor. Once we picked her up, we could see that the chair had been previously repaired. Supports had been added underneath to the one leg that buckled. The person who answered the call for property management showed no empathy whatsoever. When I pointed out the fact that there was a previous repair present, he said, "Things break. We repair them so this doesn't happen." Obviously, that was a contradictory statement. Compassion does not equal liability. Sometimes people just want to know that someone undestands and/or cares.

The property was perfect for a large group of older teens and adults. Loved that there was plenty of parking and multiple entrances/exits for those who needed to commute to work.
We enjoyed the beach view and amenities the house offered. Since we have stayed at rentals in St. Augustine for two decades, I will say this house was one of the best stocked with cooking supplies, towels, beach toys, and general immediate needs like soaps, TP, etc. Owners are generous to leave so many things for renters.
Nothing is completely perfect all the time. We had a few concerns with the (upstairs) air conditioner and WiFi, but The Proper Group was quick to respond and attempt to correct our issues. A/C technician they sent was great and even came back to check on us. He said he would be in after our stay to try more options to correct the situation. Comcast also arrived as we were departing, so I feel like they will resolve the connectivity too. Things happen when you own a home and rentals are no different, so we did not let it "rain" on our vacation.
Neighbors were great too. We even had a concert two evenings from the gentleman next door playing his sax and guitar on the upper porch. He asked for requests and all the homes around came out on their balconies to enjoy. Definite beach vibe. Recommend this location!

Our family of 10 (includes 6 kids) had a wonderful stay at this rental. Beautiful beach to walk to with a lifeguard. The home had everything you could need. Backyard was great. 9 minute drive to St. Augustine beach/pier. 5 minute drive to groceries. We definitely plan on coming back in the future.

We had a great experience. Checking in was easy. Because we were a large group, we knew we would be eating in most of our meals, and the kitchen and dining areas were really stocked well with everything we needed. Beach access was very easy and although it was literally freezing, when the sun was out we were able to get out and on the beach easily. It was also nice that the beach was not crowded so we were able to really just unwind and let the kids run off energy. The outside has plenty of entertainment and we spent lots of time playing ping pong, hanging out around the very nice fire pit, putting on the golf green and relaxing in the hammock. we highly recommend this property and we would definitely book it again!

This was such a wonderful stay for my whole family for a wedding anniversary celebration! We loved all the back yard options for hanging out with kiddos, and the open living space and kitchen were plenty large for our crew of 14. Our only challenge was that the floor downstairs has lots of little steps up and down and we have a couple folks with mobility challenges who found it a bit intimidating and specially at night- but it was navigable for them with extra care. We made a lot of fun memories here!

The upstairs meeting area was fantastic and the place accommodated our three families comfortably. It is a block from the beach, yet you don't have to cross the major highway. The house is well kept, inside and outside, and we loved the location! If available, we would definitely stay there again.

Nice family vacation
Good location. Steps to the beach and short drive to everything. Large spacious home that accommodated our large family. Nicely decorated and clean. Back yard great with lots of fun things to do. Comfortable beds. There were some minor issues that should be addressed. None of the outlets in the bathrooms worked so impossible to dry your hair. Did not have a gas grill in the yard, but had a charcoal grill/ smoker. No charcoal or lighter fluid provided. Had to go to the store and get it. No wood or logs for the firepit. If you plan on cooking,especially for a large group the pots and pans were not sufficient and of poor quality. Plenty of dishes and glasses. No coffee pot, but there is a keurig so bring k- cups. We enjoyed our stay and would recommend

Nice house
This was a nice property overall. Basic kitchen utensils and pans are available. Bring your own pans if you plan to cook many of your meals. The foose ball table wasn't there, ping pong table broken, and the bocche ball court didn't appear to be used or maintained. The overall seating area outside was really nice. I suggest they update some of the outdoor pictures for accuracy.

The upstairs space was a perfect gathering for movies, dinner, and looking out to the beach. A wonderful place for large families to spend time in the well put together backyard and very short walk to the beach. Our only request is on our next family gathering there, the temperature can go below 74 degrees. We are looking forward to scheduling our next family vacation.
