Love the location and the place was spacious, clean, and the views and sound of the ocean were spectacular. Would definitely rent again.

The location was quite nice, in spite of being up a steep hill, because it had some partial but amazing views. It was a three bedroom, though the bedroom with the king bed had a view to the Porta potty and construction fence of the neighboring property and the garbage cans. Maybe some effort toward a few potted plants out that sliding glass door? And please, slightly nicer bedding than that scratchy stuff on the king bed, could throw a rug in that room too. Many things are worn and creaky, (put some WD-40 in the whole kitchen in every location ?) the window blinds broken and not attractive. Kitchen was fairly well-stocked with pots/pans, but bring all of your condiments because there was only salt and pepper and a few other random items. No dishwasher. Also, thought we were renting through VRBO but it turned out to be a different rental property and we ended up paying close to an extra $300 fee that was nonrefundable. Didn’t know how that came about. However, we booked kind of last minute and there wasn’t a lot of choice left, we were very glad to be in Avila Beach and within walking distance of the beach and found a supply of beach stuff that was very handy in one of the closets! Definitely one of the less expensive options close to the beach with three bedrooms and two baths, big washer/dryer, and it was clean and comfortable enough. So I think we got our money’s worth. Just don’t expect luxury.

The furniture in the house was very shabby and uncomfortable. The WiFi appeared to be on but there was no internet access about half the time. The vent in the stairway cut the heal of one of the renters. The deck was very nice.

The location of this property is hands down one of the best in Avila with an incredible view. But you walk into this home stuck in the 70's with it's knotty pine wood everywhere and horrible furniture. Also, we found many dirty dishes and pans. The pots and pans are completely ruined with all the Teflon coming up on them. Can't beat the view but I hope they spend a few bucks to update the cookware at least.

We had a great time in Avila. Highly recommend a sailing trip with Mark at Slow Sailing. This home had a nice location but it really needs some loving touches by the owner. We were there under a rare heat wave in April and when we arrived the home was 95 degrees. Crazy hot. The home has no windows on the breeze side so it did not cool down enough to sleep until after 10 pm. Pretty sad to see your kids with bright red cheeks and crying that it is to hot to sleep. There was no fans in the home at all and no breeze.. the AC window unit was ancient, sounded like a machine gun going off and was unable to cool the home at all.. needs to be replaced pronto. The second day equally hot and miserable so we called and asked for any help. Owners dropped two stationary (not oscillating) fans which, while appreciated, were insanely loud when on so you could not be in the same room as them.. so not a big help in trying to cool the bedrooms down enough to sleep in. The living room is also in huge need of decent furniture. My petite sister sad down on the couch and thought it would break under her, simply not designed for a family to sit comfortably and chat. So, if you are looking for a less expensive great location home, this is the place. Oh, hopefully you do not have a larger car. Ours was blocked in several times by the neighbors so we constantly had to ask them to move so we could leave. What makes me sad is that if the owners invested just a small amount in a nicer couch, higher deck chairs so you can actually see over the railing and a few ceiling fans plus new window unit our stay would have been fabulous..

Our family of 5 (3 grown children) had lots of space to sleep and hang out in this quiet, off-the-street home in Avila Beach. Because it was winter we didn't get to enjoy the deck much, but the afternoons were awesome! The beach and beachfront were only two blocks away (down very steep streets)so we took lots of walks to the beach and pier. The only concerns were that the furnace thermostat was well hidden on the bottom floor, and then once we found it there was no heat (no vent) in the bunk room so we had to adjust bedding to compensate - night one was pretty miserable for our girls.

This was a perfect spot to spend time in Avila Beach. The place is a very short walk to the beach and downtown. When not at the beach we spent a lot of time on the deck enjoying the view. The house itself was clean and had everything we needed. Beds are comfortable. Downsides are: 1. need to do your own dishes-no dishwasher and 2. noise from the parking lot shared with the close-by neighbors. Retrieving the key from the prop management company instead of a lock box was also a minor inconvenience. Overall, we recommend and would stay here again.

Everyone had a great time, the house was spacious and the patio deck was a great place to relax and play many games, it was definitely the family hangout. The house has everything you need. Awesome deck with ocean view. Yes, the furnishings are a bit outdated, but it was charming - knotty pine walls, etc. Very clean. We celebrated a bit during our stay and invited the neighbors over to talk and play guitar on the deck - neighbors were local and very friendly. The house is located a short walk up the hill - excellent location. I would recommend this house and will stay here again.

The house was exactly as advertised. It is in a very quiet neighborhood so you will only hear the surf at night while you fall asleep under cool ocean breezes.The house is a five minute walk downhill (10 minutes for the return) from the beach and boardwalk.

We loved our little 3 bedroom condo. It was perfect for a family of 6 with a wonderful deck to watch the sun come up and set over beautiful Avila Beach. There was a bar-b-que on the deck so we lived out there. The unit was clean and a little dated but that added to the charm The biggest inconvenience was having to drive to Pismo Beach to pick up and drop off keys. We would love to stay again soon!

Basic but clean and comfortable small house. Fantastic views. It's a bit of a hike up the hill from the day on the beach, but the view makes it worth it. Renovation of house behind us had the workman clanging and yelling at 7am, which was not great for the sleeping grandchildren. Otherwise, we enjoyed our stay and would rent it again.

Was listed as "rustic charm"- rustic is one thing old, broken and worn out is another. Air conditioner didn't work, all "mini blinds were broken- windows didn't open- vinyl flooring was torn-and bar b que was worn and flamed as it burnt all our meals. There was electrical wiring all around with extension cords- a nightmare with 4 grandchildren. The vacuum had tape on the cord- patio chairs were broken- dressers were broken and not useable. Unfortunately, I would not recommend this property to ANYONE!! Only positive was the view and washer and dryer!

The house was perfect for what we needed. We had Jeff’s daughter with us and she had two boys. One was just a toddler, but the other had never seen bunk beds before. Bedtime was fun!
The kitchen had adequate supplies, and the fridge worked great.
The vacuum needs replaced. Wires are showing and it is clearly unsafe. The floors downstairs are in need of a good cleaning.

We stayed here with family to celebrate daughter's graduation from Cal Poly. The deck was the place to be - and the sound of the ocean at night was the white noise of heaven. Simple accomodations were fine - and the space worked great for the six of us (though the bunk beds were tiny) - and one adult daughter slept in a cute bed above the stair! Best beach around and lovely town! Easy help, too, as the property manager responded quickly to a request for a needed item. Terrific experience all around.
