*Cancellation policy at end of property description.* Vacation in splendor at this newly constructed home in East Orleans with bonus living space - the cottage! Built on the foundation of an 18th Century farmhouse, this custom built home features all of the beauty and amenities of a brand new home, yet has many charming characteristics that make it one of a kind. Peacefully located on a large lot in the Barley Neck area of East Orleans, this 3Bd/2.5Ba homes features high ceilings, open spaces and plenty of room with lots of natural light. The first floor boasts a large kitchen and dining room with reclaimed ceiling beams, bright living room with gas fireplace and French doors leading to the patio for outdoor grilling, dining and entertaining. The floor is completed with a queen bedroom and beautifully finished, custom tiled bathroom. The second floor features the king master bedroom, another bedroom with two full beds and a large bathroom with dual vanity. The lower level of the home is ideal for relaxing after a day at the beach; complete with a British pub theme, sofa sleeper and flat screen TV. Available to rent weekly from Sunday to Sunday. Non-refundable $295 Administrative Fee, Cleaning Fee $474 Linens included, plus applicable state and local taxes. Cancellation Policy: If the Commonwealth of Massachusetts bans short-term rentals, you would receive a full refund. Otherwise, our standard cancellation policy is in effect: In the event of cancellation for any reason, please contact us immediately followed by in writing. Written notice of cancellation must be accompanied by payment of a $295 cancellation fee to Gibson Sotheby’s International Realty, which may be charged to a credit card. Upon Notice of Cancellation, Gibson Sotheby’s International Realty will endeavor to find a substitute tenant. In the event a substitute tenant is found, monies paid in advance will be refunded, less a 20% service fee of the total rental amount due. You herein acknowledge that you will only be entitled to a rebate only if you give written notice, pay the cancellation fee and the property is re-rented for the same terms and conditions of the original Agreement. For your protection, Gibson Sotheby’s International Realty recommends the purchase of Optional Travel Insurance provided by CSA. In the event the property does not rent for the same terms, all Guest payments for the entire agreement amount are due and forfeited to the owner.

The house was re-built from scratch based on a house from the 1700's in Truro. This house has the historical aesthetic coupled with all the modern touches. It is in immaculate condition, tastefully decorated. It's in a great location in Orleans, within two miles run, walk or drive to Nauset Beach and easily accessible to the center of town. It very comfortably sleeps eight. Great space indoors and outdoors to relax. Truly a perfect Cape Cod getaway. Highly recommend it to others. Enjoy!

A perfect house! The property was beautiful, the house was charming, well kept and had great space! We enjoyed cooking in the beautiful kitchen and enjoying the outside dining area. We would definitely rent this house again! 5 stars all around!!

I highly recommend this beautiful and newly renovated house. You can tell the owners put a lot of thought into the decor and amenities. It was very clean and a pleasure to stay in. We will certainly return again. We loved the board games and darts, golf etc in the basement when we had a rainy day. Access to the paddle boards and kayaks were also an added bonus. My only suggestion would be to give the renters a key to the side door by the driveway.
