Enjoy high-speed Wi-Fi, an Amazon Fire smart TV, French Roast coffee pods + Keurig, Memory Foam beds, fresh linens, in-suite washer/dryer, Solimo bath products, and a fully-equipped kitchen. Message us for anything we can help with! Layout _____________ Our home has 3 bedrooms and a bathroom on the ground level along with a kitchen and living room. Arrive with Ease _____________ Enjoy a seamless check-in experience with keyless digital access. Check-in anytime that fits your schedule, after 3:00 pm. If you’d like an early check-in, shoot us a message the day before your stay. If no other guest is checking out, you’re welcomed to check-in anytime! Plenty of extra linens and pillows are available to ensure groups of any size have a comfortable, restful stay. For anyone who intends to have a party, disturb the neighborhood, or in any other way violate our house rules, we want to make clear that: We have a zero-tolerance policy for this. We have noise sensors that alert us if decibel levels pass a certain threshold, and we have unfortunately had to ask guests to leave for violating this rule. Being a good neighbor of the city and the block we are on is very important to us. We have sensors to detect indoor smoking (nicotine and marijuana) and have a fine and possible removal for violations. There is a $750 security deposit authorization hold when your reservation begins. We will charge $300 for the first smoking violation (with possible removal from the unit), and the remaining $450 for the second smoking violation (with guaranteed removal from the unit). Parking _____________ Located on a quiet side street off of E 10 Mile Road, our garage fits one car with our driveway able to fit up to two more. There is also plenty of free street parking on our street! Entry _____________ The unit is fully accessible via a YALE smart lock at the front door. To enter, press the keypad buttons and use the code you received in your welcome message to open your door! After you enter your code, press the √. When leaving, hold the YALE logo for a few seconds and the deadbolt will close. The locks will auto-lock after one minute if you forget to lock. Our Availability _____________ We are available whenever you need! Please feel free to reach out via the app or website you booked on with any specific questions. For any health emergencies, please dial 911. If a system malfunctions (i.e., hot water not functioning or a light has gone out), please send us a message on the app or website you booked on and we will be sure to address it in as short a time as possible (we usually respond within a few minutes). We also have handymen, electricians, plumbers, and landscapers with whom we work, so for any extenuating circumstances, we will happily bring them out to solve your issues post haste! Extra Sleeping Arrangements _____________ Pullout Couch: Underneath the horizontal seat you will find two fabric handles. Pull them out from under the couch and raise up the extra mattress section from underneath the couch. Remove the couch pillows to make space for two! Air Mattress: To inflate, plug in the pump to the wall and allow it to charge. It can take up to 30 minutes to charge so please plug it in a little while before using it. Unplug the pump from the wall charger and insert the end with the “INFLATE” label into the flap on the mattress. To deflate, simple open the flap on the mattress and allow the air to deflate. Roll up the air mattress and replace in storage bag, along with the pump and the charger. Extra Linens: Underneath the chaise section of the couch you will find four bath towels and four hand towels, four pillows, a comforter, and extra sets of sheets and pillowcases for the couch and air mattress. House Rules _____________ We love hosting folks, so we want to be as respectful as possible to our wonderful neighbors. Since we’re in a quiet neighborhood, we do ask that you follow a few easy rules: - No parties & no overnight guests without prior approval. If you’re looking to host a small gathering, that’s probably ok but please let us know. - Respectful, quiet volume, particularly after 9 pm. - Please leave your shoes at the door. - No pets please, as many of the guests we host have allergies. - No smoking - also, don't discard your cigarettes in house trash cans. They get stinky. - If you break or damage something, please let us know and arrange for its replacement or repair. - Do not leave any food out that will attract uninvited pests. Our home is pest-free and we intend to keep it that way with your help. Our Neighborhood _____________ This house is perfectly located for access to both Royal Oak and Ferndale. Situated on a family-friendly quiet street but within a 5-minute drive to all that Royal Oak has to offer as well as only a fifteen-minute drive to Michigan Avenue and all of Detroit’s best amenities. Each of those is about a mile from the house, or approximately a 10-minute walk. UBER and LYFT run consistently in the area and are quick, cheap, and accessible options to get anywhere in the Royal Oak/Ferndale/Detroit metro area as well! Needed a spot last min and this had everything we needed. The host was very responsive to our questions prior to booking and worked with us throughout the process the place was as described and met families expectations. Would definitely book again.

Property was as advertised. It was clean, beds were comfortable. Pull out bed doesn't latch onto couch, which didn't prove to be a big deal. Our only issue was that garbage disposal backed up into dishwasher and we had to drain every time we used disposal.
