A nice small place with an open plan that can easily fit a 5 to 6 person family. It's not huge or 5 start, but if you want a good size, location and some distance from main tourist area. It's great
Relatively close to convenience store, a supermarket and Aeon shopping mall. There is a little hot plate to cook simple food if you want, but being so close to the mall and convenience store means there are cheap dinner options.
2 stations also relatively close. catch the closer JR train in the early morning and you can easily get to Kyoto station and start a loop on the east side temples; go anticlockwise and finish at Arashiyama and catch the train on the west side that will stop close to Aeon Mall. Eat dinner on the walk back to the room. We covered a lot in one day.
The only thing I could suggest is curtains for the window near the toilet. There is a lot of light that comes through that.

畳に布団なので、小さい子も安心で、ゴロゴロできる。
駐車場がついている。
オーナーさんが、親しみやくいい人。
バスタブがなく、シャワーのみ。

5人で泊まりましたが、狭くなく快適でした。布団等も清潔感あり、よかったです。
