This penthouse condo has panoramic ocean views with a beach access directly across the street. Walking distance to shops, restaurants, and entertainment in the downtown area, just 2.5 blocks away. Relax in the morning with coffee or after your beach day on the large, covered, oceanfront balcony feeling the ocean breeze. Coastal décor, high-end furnishings, and stainless steel appliances make this condo the perfect getaway spot. Convenience of the elevator give you easy access to this unit on the top floor. Enter into the open layout with immediate ocean views to take in while cooking, dining, or relaxing in the living room space. Kitchen if fully stocked with everything needed to cook and serve the family meal. Dine together or play cards around the 6-person dining table. Extra 4 counter seats allow you to accompany the family chef, or serves as a casual breakfast spot. Cozy up in the living room and around the large, flat-screen TV. Sliding doors from the living room offer easy access to the ocean side balcony with a large table to take advantage of outdoor dining, or gathering for games or conversation. Street side balcony has ample room to store your beach equipment and gives you an additional covered outdoor seating area, complete with a mini-fridge, and views of downtown Folly Beach. Master Bedroom has 1 king bed with open ocean views, door to the balcony, and a full bathroom en suite. Master bathroom is beautifully remodeled with luxurious tile and décor, standing shower, garden tub, and double vanity. Bedroom 2 has 1 queen bed with a full en suite bathroom with a shower/tub combo. Bedroom 3 has 2 twin beds and an en suite full bathroom also with a shower/tub combo. Bathroom off of twin bedroom is also accessible from the hallway. The king bedroom and twin bedroom are equipped with a flat-screen TV. High-end, fresh linens and towels are provided for the maximum occupancy of the home. Choose your outdoor adventure surfing at the Washout for surfing, dolphin watching, shelling, paddle boarding, kayaking, and fishing tours from various companies based on Folly Beach. Stroll down and fish off the Folly beach Fishing Pier. Listen for live music in the downtown area of Folly Beach. Rent bicycles for an alternate way to travel around the island. Visit the far east end of the island for a tranquil beach walk and shelling with picturesque views of the Morris Island Lighthouse - a favorite among locals and visiting guests! Pick up some local artisan gifts and locally made food from the shops and seasonal markets*. This condo far exceeded our expectations. I’ve been visiting Folly for 20 years, and this is by far the nicest place I have ever stayed. Brought my BFF and teen daughter here for 5 day trip, and it was just so beautifully decorated and spotless, stocked with everything one could possibly need, that we stayed on the deck overlooking the ocean playing board games and having the absolute best time! We felt very safe with the double locking doors to the front porch and front door, and it was incredibly quiet. Easy access to the beach and the elevator was awesome. We will definitely return.

Great condo, very well stocked. Close to everything but not right in the middle of the crowded beach section. Will stay here again! The condo was bigger than it looks in the photos.

This condo looks like it was recently updated (granite tops, new appliances, etc). Stunning ocean views and just about 100' from the beach. Two covered parking spaces. It's also about 1/4 mile from the downtown shops. I would highly recommend this unit.

This was my third time staying in this unit. It is very comfortable and has many amenities to make your stay enjoyable. The kitchen is fully stocked. I love to cook and it was nice have most everything I needed to make a wide variety of dishes. The home is well maintained and kept very clean. One small suggestion....switch to keyless entry.

We absolutely loved our time here!! The nicest condo we have ever stayed in! You can hear the music from the bars at night f from the front bedroom . but this did not keep my children awake or ourselves. Beautiful ocean views, and easy access onto the beach. The only "downside" was that when watching the sunrise in the morning, the condos next door block the view of the sun coming up over the water/pier . We would definitely return to this unit . Apple Maps took us to the wrong location along the street (, The condo Unit next-door). The information given to us by property management company was just generic for company. It would've been nice to have unit specific information so as to your locate the building as well as understand where we are supposed to park. I did not see any information inside the unit about Wi-Fi. Could not remember if that was advertised or not. We had good cell service so it was not an issue.

The condo is beautiful, wonderfully decorated and well equipped. The location is perfect and the elevator is appreciated! We loved it! Our only beef was with the Vacasa management. We’ve dealt with Avocet in the past, and they were wonderful. Vacasa was slow to respond, and rude at times. But the condo itself, 5 stars!

This condo is in a great location, right across from beach access and beautiful views! When we walked inside we loved how updated and the tasteful decorations. When we had a rainy beach day the kids played in the front private patio area! We will be staying in this condo again!

We love Ocean Point Villas. We’ve stayed in until 302 before and this was our first time in 301. Unit 301 is beautiful, extremely clean and has everything you need for a vacation at the beach.

It is a 30-second walk to the beach, 9-minute walk to any restaurant in town, super private with the massive outdoor dining table on one end and the 4 seater table on the other, and very well stocked with cooking supplies and other bonuses such as the beach wagon that came in clutch!
We really enjoyed this trip and my 1-year-old's first trip to the beach was a massive success (even with him attempting to eat a sea shell haha). We plan to fight to book this place on a regular basis!

Folly Beach Condo
This condo was perfect. Beautiful view of the ocean/beach, and it’s only a few blocks from basically every restaurant and bar on Folly. We parked our car at the condo and didn’t move it until we left. The pier is also only a few hundred yards away. I only wish we had stayed longer. We will next time😄

Very clean, relaxing, home away from home. Staying here made it hard to want to go into Charleston to do things. We just wanted to hang out at our beach house all day every day!

WHEN YOU RENT OUT A THIRD FL. CONDO, THE ELEVATOR MUST WORK.
The entire stay was affected by the fact that the elevator to the THIRD FLOOR did not work. Even though the place was nice, location was fine, parking was good, etc., that's what I expected, which is why I rented the place for week.
The elevator did not break. It worked the first day. I talked to the guys working on it, who told me that it was a scheduled repair, not an emergency one. I'd specifically asked the agent at Avocet if there was a working elevator and was told yes. I wasn't told of any planned repairs beginning the second day of my week-long stay. They should have taken care to let me know what was what with that. It can't be that they didn't know. They manage the building.
I had elderly family and friends who either weren't able to visit, or visited once and could not come back. There were other family members who had physical difficulty managing the 72 stairs up to the 3rd floor- including myself- particularly coming up from the beach or from food shopping...
I've never written a review before. But this was a very bad thing that really affected us. We were there for a wedding, and invited many people to stay at Folly Beach and visit with us, the parents of the groom. It really put a huge damper on things, and presented a physical hardship to a number of people. It turned a nice place into a nice place in a BAD
BUILDING
As t was a scheduled maintenance, not a response to a breakdown, we should have been told of that and offered a second floor or an alternative property. Far as I'm concerned, Avocet owes me for really damaging my son's wedding time for us in terms of how much family I was unable to have up to the place, and how difficult others found it to climb all those stairs. I'll return to Folly but find a different agency to trust with the arrangements, and suggest to others they do the same.- G. Greene

Only cons I can think of: no spare paper products, trash bags, toiletries
And not that this can be helped, but if you are planning a vacation, you may want to also consider there is no community pool access.
The WiFi was too slow to stream music, etc.
Otherwise, the facility is very nice. Having an elevator and designated parking are great features that make moving in and out easy. Check in/out is easy too. You’ll want to spend all of your time on the oceanfront balcony.
