Summary: LOCATION: Just a block away from the beach, 250 Collins by Roami is where you want to be for your time in South Beach. When you're done at the beach explore the many other parks, museums, bars, and restaurants that are all within walking distance. The Space: CHECK-IN & CHECK-OUT: Check-in is any time after 4PM and check-out is any time before 11AM. An early check-in or late check-out time may be available, please inquire about pricing at the time of booking. ROOM ASSIGNMENT: We furnish all of our properties to a uniform standard, but individual units may differ slightly from the pictures shown. Exact unit is assigned at check-in. Views and square footage may vary slightly. BEDROOM: This property sleeps 2 guests in 1 bed and 2 guests on a sofa bed. The TV is located in the living room. See bed count below. - Bedroom 1: 1 Queen (Sleeps 2) - Common Area: 1 Queen sofa bed (Sleeps 2)* Additional beds cannot be provided. BATHROOM: The bathroom is stocked with toiletries (shampoo, conditioner, and body wash), plush towels and washcloths, and a hair dryer. AMENITIES: The property has a common rooftop pool (39'x14'). The beach is also just one block away. Each apartment is equipped with its own in-unit washer and dryer and complimentary detergent. PARKING: On-site parking is not available at this property, although there are several parking garages within a few blocks. KITCHEN & DINING: The kitchen is fully stocked (200-piece culinary set) and has a full line of new appliances (blender and drip coffee maker included). The dining area has seating for 4, along with all the necessary dinnerware, and more. WHAT'S INCLUDED?: Iron and ironing board, steamer, 1 pack-n-play crib, 1 high chair, 4 beach towels, free WiFi (Up to a max 75 Mbps) and Smart TVs for your streaming apps like Netflix. AREA: The approximate unit size is 444 square feet. Guest Access: Guests have exclusive use of the entire property. The Neighborhood: South of Fifth Getting Around: We recommend guests use Lyft and Uber. Other Things to Note: Guests are emailed visual check-in instructions and unique door code 24 hours before check-in. Please check your spam/junk/promotion folders or contact us if you did not receive them by your day of check-in. Surveillance Camera: For guest and property protection, A/V surveillance is present at the entrances and exits. No surveillance is located inside the property. Elevator: There is not an elevator at this property. Residences are located on floors 1-3 of the building, and guests may have to climb stairs. Interaction with Guests: We believe in personal space. Prior to your arrival, your unit will be professionally cleaned and your self guided check in process ensures easy arrival with no long lines. Very fun to stay in South Beach, but lots of annoyances at the property: wrong door code, musty smell which requires opening the windows, broken fixtures. No deal breakers but not really worth the price.

Exactly as promised...and more importantly, as needed! My BFF and I wanted a quick getaway weekend before the chaos of the holiday season. Coming from NYC, we just needed some sun and relaxation. This place was perfect! Check in is a bit late (4pm), but we traveled in our bathing suits and were able to use the rooftop pool until our room was ready. NOTE: There is not a bathroom on the roof, so if you want to use the pool while your room is being prepped, wear your suit under your clothes. The cleaning lady (Wilma) came to the pool to let us know our room was ready. The room was very clean, but there were obvious signs of wear & tear, but I guess that's expected to some degree. The apartment is in a great location...just south of the main strip, so it's not too noisy at night, but still close enough that you can walk to all the shops and restaurants. And if you don't want to spend all your time at the rooftop pool, the beach is only 1.5 blocks away. There is also a little bodega/mini-mart across the street for anything you may need during your stay. And a Walgreens is only a few blocks north. Lastly, Sextant was so responsive and communicative during our entire stay...not that we needed much, but when we did, they responded so quickly. We had such a great experience and will definitely stay here (and other Sextant locations) again.

This was a great place to stay in Miami Beach. The location is excellent, and the building is very cool. The unit itself was spacious and clean. There was, oddly, no separate door to the bedroom, but that was not a big deal. Host was very prompt in responding. I would stay here again.
