Located just 3 miles to downtown and the Mayo Clinic, the open concept layout is very functional. A neutral color pallet, high end finishes, and super-fast WIFI await inside. With everything located on one level, including laundry, this is the perfect home away from home. It even has a single car detached garage. Book with us today. THE SPACE This house is perfect for anyone visiting Rochester for business purposes or guests with family members receiving treatment at Mayo Clinic. Guests must climb four steps to get into the house. Guests will have the entire house to themselves. Once inside everything is located on one level. AMENITITES • Fully equipped kitchen. • Luxurious bathroom with tub. • High speed internet. • Smart TVs in the living room and bedroom. • Two leather power recliners • Memory foam mattress. • High-end linens. • Elongated toilet in bathroom. • Laundry on main floor. • Cable TV – including local channels. • Black-out curtains in living room. • Single car detached garage with opener. • AeroBed® air mattress with pillows and linens available. Must request prior to check in. GUEST ACCESS Guests have access to the entire property. No one else lives on the property. The upper level is not furnished and not accessible. GUEST INTERACTION We live in town and are available if needed. Please let us know if there is anything we can do to help during your stay. For your convenience, there is a magnet on the fridge with our contact information. CHECK IN INSTRUCTIONS The entrance to the home has a keypad. We will provide the code (4 digits) for the keypad on the day of your arrival. The keypad is located on the FRONT door. Type in the code and turn the deadbolt. For guests arriving late, the keypad is lighted, and the flood light will turn on as you approach the door. To lock as you come and go, press the logo on the keypad and turn the deadbolt to the lock position. Once inside there is a welcome letter with the WIFI password and other instructions and other important information like when to take out the garbage bins. PARKING Off-street parking is available, for free, just steps from the front door. Or use the detached garage with opener (located on the kitchen counter). GARBAGE AND RECYCLING The bins are located in the driveway on the side of the house. Service is on Monday. Bring the bins to the curb on Sunday night. CABLE TV Cable TV is available in both the living room and bedroom. Instructions for how to get cable TV to work are located on the back of the welcome letter. RULES • Treat this home as you would your own. • Maximum 3 guests only. • Absolutely no unauthorized overnight guests. CHECK OUT INSTRUCTIONS • Log out of any online accounts. • Do the dishes. • Set the thermostat to 72°. • We will take care of everything else. NEIGHBORHOOD OVERVIEW This home is located on a commercially zoned street with only three other neighbors. The street is somewhat busy during the week 8:00am - 5:00pm, but quiets down in the evenings. The weekends are quiet as well. GETTING AROUND Located just three blocks from Broadway Avenue, the main thoroughfare through the city, getting around very easy. A vehicle is not necessary but may be desired. Most major stores have two locations in town. It is likely you will find whatever you need in a 10-mile radius. If you find yourself downtown with a vehicle, the parking ramps and meters are free after 6:00pm. If you don’t have a vehicle, Rochester has both UBER and Lyft. PAYMENT Full payment is due at the time of booking. FEES What you (the GUEST) are charged for a reservation. NIGHLY RATE + CLEANING FEE + LODGING TAXES + GUEST SERVICE FEE _________________ TOTAL BOOKING FEE • NIGHTLY RATE - (varies, set by host) If rates differ per night, the nightly rate is shown as the average nightly rate. • CLEANING FEE - (flat fee, set by host) • LODGING TAXES - (flat fee, set by the city/state) This is the same as the taxes hotels charge. VRBO collects this and pays on behalf of the host. Rates vary by city and state. For Rochester that rate is *17% of NIGHTLY RATE + CLEANING FEE. *(6.875% state + 8.125% local + 2% misc.) • GUEST SERVICE FEE - (varies, set by VRBO) This is the amount VRBO receives from the GUEST for the booking. It is approximately 14% of the NIGHTLY RATE + CLEANING FEE. The higher the reservation amount, the lower the percentage of the service fee.

The property is listed as a two bedroom that sleeps 3 people. But the house only has one bedroom with a king sized bed, which forced us to share the bed. The internet worked for about 1-2 hours the entire week forcing me to use a whole months mobile plan data in the first three days, then relocate to a cyber cafe to work instead of working in the house I paid for. The front steps are a dilapidated death trap that need to be repaired before someone gets injured. The garage windows are broken out. The description states the sofa is comfortable to sleep on but was made up of individual seat width sections that would have been very uncomfortable to sleep on. I specifically rented a two bedroom home because my son needed his own space in which to rest. This was falsely advertised, I assume so the owners could advertise the home as a two bedroom on VRBO and justify a higher rental rate. We made it work because my son and I were able to share the bed, but this would’ve been a serious problem had I rented this house for myself and a coworker. It’s a cute house and was comfortable, but the description did not match reality. The interior renovation is well done and clean. The oven, refrigerator, washer and dryer are near new. The house is lovely inside, really. But things that matter (internet, number of beds and bedrooms, front step safety, garage security) should be resolved immediately. Typically for business travel I stay in hotels to limit surprises such as these.

We had more family in town than my personal home could accommodate. This rental was perfect for my son and his wife. The internet was fast which was helpful as they both needed to work remotely. The extra amenities that were furnished (beer and wine) were an added bonus and surprise especially after a long day of airline travel. The home was spotless and very comfortable. All communication with host was easy and efficient.

The house was clean and though on a busy street, it was quiet. It has everything you need when you walk in the door and couldn't have been more relaxing. Checking in and out was a breeze and the owners obviously care about their guests. I will go there again if I am in town.

It was in a great location. Close to Walmart restaurants and Mayo. We had to make several trips back and forth to Mayo and it was very accessible. The bed in the bedroom was very comfortable. The air matress would be ok for kids. Would definitely recommend for a place to stay. Kitchen was stocked very good.

I had good experience staying at this location. Host was mostly very quick on responding and accepted my special request for late check out. Few things in house (but not a big deal) that were negative for me, No dishwasher and uneven flooring at fee spots. But mostly, I loved the place and certainly recommend for those who are visiting Mayo Clinic for few days.

What a wonderful home!!! We stayed 3 weeks and enjoyed it daily. It is the perfect size to make one feel at home and comfortable. Everything we needed for cooking was stocked in the kitchen. The washer a dryer were life savers as our stay was extended twice. Comfortable bed!!!! Owner communication was outstanding. Best part: only a couple miles to Mayo!!
