About this house rental

Nestled in Riggins, this charming house for $495 per night is a great choice for your next trip. This exceptional property is on a near one acre lot right on Main Street close to the center of town, within walking distance to everything including stores, restaurants, bars and outfitters. The white picket fence and two large elm trees out front gives this abode a welcome charm. It is a fully remodeled sizable 3 level home with a luxurious attic master suite including a queen size bed, plenty of storage and a deluxe master bathroom with a 2 person soaker tub and a 2 person shower. Parking is abundant on this spacious property; in front on the street, on the property next to the front yard and in the back between the house and the shop, using Dixon Ln. for access. On the ground floor, there are 2 spacious bedrooms with queen size beds and a bathroom with a shower. Also on the ground floor is a large, open fully loaded gourmet kitchen complete with 3 ovens, gas cook top, griddle, full-size refrigerator and full-size freezer, and every gadget imaginable. Incorporated into the gourmet kitchen is a dining room space that seats up to10 people and a full bar area with a large under-the-counter ice maker. Adjacent to the kitchen is an open living room with a spacious sectional couch, big screen t.v. and lots of books. In the basement there are 2 bedrooms with queen size beds with storage as well, and a full size bathroom with a shower. All bedrooms have Smart t.v.'s and/or Direct t.v. A loaded laundry room is right off of the dining room. Laundry soap is not provided. On the outside you can enjoy 2 covered decks and 2 fenced in yards, both in the front and the south side of the house. Sit on the front porch and watch all of the Main Street action go by, or nestle around the side and back areas of the property for private mountain view comfort. You are sure to feel at ease in this picture perfect property accommodating your every need, previous home to my family of 6 and current home to me! During reservations, I stay in my RV at the back of the property, fully respecting the privacy of my guests. I do like to meet and greet my guests upon check-in, but also provide access to the house if I am not available at check-in. Details are provided prior to check-in either via this website or text. I want my guests to feel completely welcome in this comfy, homey property. Also, I have another property for rent behind The Main Street House. It is simply called, The Shop because it is a converted pole barn into a vacation rental. The second level inside this 1,100 sq' space was recently added, with 4 bedrooms, 3 full bathrooms and an open kitchen/living room/dining room space. It sleeps 12, so a large group of up to 22 would be perfect for both properties. If you cannot find it on this website and would like more details, please message me and I would be happy to chat about it. HOUSE RULES AND COMMON SENSE INFORMATION as follows: 1. The nightly rate of $495 is for occupancy of 10 people sleeping on beds, but you may add 2 more, sleeping on the couch or the floor, with an additional charge of $50 per person per night. There are extra pillows, blankets and a sheet for the couch, please use the sheet when sleeping on the couch, and sleeping bags available upon request. The fee for extra guests needs to be added at the time of reservation. 2. The primary guest reserving the property must be on the premises overnight and ensure that all guests read and follow The House Rules. 3. Sub-letting of this property is forbidden. 4. The garbage disposal is for very small food scraps only. It is not designed to crush up large foot items. Please do NOT put anything else down it such as coffee grounds, vegetables or fruit, whole or shavings, meat, etc. Put these items in the garbage can. 5. PLEASE DO NOT FLUSH ANYTHING DOWN THE TOILET EXCEPT A REASONABLE AMOUNT OF TOILET PAPER. NO: feminine hygiene products, diapers, paper towels, toys, "flushable wipes", or anything else. These things will clog the sewer system and in a small town, especially, an emergency plumber is hard to find. 6. Please do not launder house linens or sleep on top of the bedspreads. 7. Special Events: Birthday parties, Anniversaries, Weddings, etc. where additional guests are to be invited by the guests, must be PRE-APPROVED by the property owner. The fee is $150.00 for every additional 25 people. This will include garbage hauling by the host. Porta-potties will be required to be rented by the primary guest, so as not to have these additional guests using the facilities in the house. The cost is approximately $150.00 each per weekend and will be paid to the property owner prior to check-in. Property owner will make necessary arrangements for delivery and pick-up of them. Sufficient time for this request must be made by the guest, at least 14-30 days prior to check-in. 8. Garbage: There are plenty of receptacles in and around the property, inside and outside for your convenience. If you have more than what fills the available garbage cans, please haul it to the Idaho County dumpster up The Big Salmon River Rd, just past the rodeo grounds south of town. 9. Please keep all doors closed, unless using the screen on the slider or storm door with the screen on the back door. Hot or cold air undesirably comes in/goes out, and flies are abundant in the summertime and are not desirable to either future guests or the host. The front door is a push-pull style and must be snuggly shut in order to stay shut. 10. Please do not turn off the Wi-Fi , in an attempt to reset it. Because of how the Wi-Fi is set up, this will disconnect it. 11. Please do not reset the Direct TV. Without instructions from customer service, it will not operate. If there is a problem with operating it, please contact the host. 12. Snuggly close both the refrigerator and the freezer after use. If not, it will beep continuously to indicate that it is open and raising temperature. 13. Lanterns in all bedrooms are for emergency use only. 14. Please keep all gates closed at all times when not in use. This helps prevent damage o the gates by them swinging open and then slamming shut due to often gusty canyon winds, which happens nightly, and keeps stray animals and the local deer out of the yard. You may prop open the wooden side-yard gates with a nearby cinder block. 15. Please keep the house locked when away from the property. This is a very safe town, but it is located on Main St./Hwy 95, a major thoroughfare. 16. Please do not park IN Dixon Lane. It is a private drive. Keep it clear for drive-through traffic. 17. With the exception of one shelf, the entire refrigerator is for guest use. There is one shelf in the freezer available for guest use. Beverage refrigerator, pantry and wine cabinet are not for guest use. 18. Any area not secured with baby locks is available for guest use, spices, bathroom sundries, etc. 19. The thermostat is usually kept between 68-71', deepening on the season and the weather and can be adjusted to your liking. Please set it at 71 upon check out. CHECK OUT PROCEDURES: 1. Remove all dirty/used towels only from each room and put in the laundry room. 2. Please Leave all bedding, used and unused, on all beds. 3. Please do not launder any of the house linens. 4. Rinse dishes, load the dishwasher and start it. 5. Turn off all lights and small appliances. 6. Set thermostat to 71 in the summer, 68 in the winter. 7. Remove all garbage from counters, rooms, tables, floors, outside, etc. and put in receptacles. You may empty them if you like, using the green Riggins City garbage can the north front side of the property. If it is full from previous guests, leave it on the shower pan on the deck next to the back door. 8. Make sure that all t.v. remotes are in their respective rooms and visible. 9. Check for personal belongings. 10. Return the house key to the hooks by the back door. 11. Close and lock all windows and doors. Thank you for your interest in my property! Looking forward to your reservation ~ Kim

We had a great weekend in Riggins. This property was centrally located - we were able to walk where we wanted in town. The 5 bedrooms were perfect for our stay - everyone had a bed! 😁 very easy check-in procedure and check-out procedures were clearly posted and easy to follow. Would definitely stay here again!

This was my first time staying in a home that is very much occupied by someone who stepped out so we could stay. Everything in the house was very personal and made us uncomfortable. Stepping into someone else's intimate space was a new experience for me and was very uncomfortable. The house was not completely clean (lots of dusty surfaces), there were outlets missing covers, and the kitchen smelled like somebody had very recently cooked crab. I think the location was great and the host seemed nice and responsive. I think if you are comfortable stepping into someone elses home, this could be good for you, but you should know that is what you are getting into.
