Located on the Caribbean Sea at the end of a quiet street, you’ll find our beautiful and spacious one-bedroom condo. A long-time favorite of travelers to Ambergris Caye, we invite you to become part of our extended family. We are located just at the edge of town, a mere six-minute walk to Central Park. You’ll find so much to do within minutes of our condo that you won’t need the expense of renting a golf cart unless by the day to explore the island. Belizean Reef is surrounded by palms, whispering tropical pines, tropical flowers, and the Caribbean Sea is right at your doorstep. The view from your balcony is inspiring; you’ll never tire of watching the sunrise with a cup of coffee in your hand. If you’ve just come to sit and relax, you’ll find yourself spending your days gazing at the beauty of the turquoise water and mesmerized by the waves as they crash over the coral reef. What about the sunsets, though, you ask; climb the stairs, and you’ll find yourself on our rooftop deck with a panoramic view of the island. It’s the perfect location for watching the sunset before you head out for dinner some nighttime entertainment. Speaking of dining and entertainment, you’re literally located a minute away from Blue Water Grill and Carlo and Ernie’s Runway bar. Two “must go” spots for all visitors to the island. A vast selection awaits a few minutes farther field. You’re probably wondering how you’ll ever find all of these great places. Worry not, As soon as you book, we will provide you with our constantly updated Mobile Guest Guide. Our Mobile Guest Guide is loaded with information, including listings for numerous restaurants, bars, and activities. Our Mobile Guest Guide is integrated with GMaps making it easy to find your way around town. Each listing is linked to TripAdvisor; we’ve even linked the menus to many of the restaurants. The Guide is also searchable, so you can easily find the nearest Seafood or even Vegetarian options. We offer full concierge services and can arrange everything for you so that all you need to think about is having fun. So, just let us know, and we’ll book all your tours, in-country flights, and arrange golf cart rentals with no add on booking fees. Planning on diving, snorkeling, sailing, fishing, or exploring the Mayan ruins? Our concierge/manager has got you covered; they know all the best guides and tours and will have you set up in no time. They will be there with you all the way from the day you book until the day you depart. Pickups for your activities are a breeze; there’s a dock, you’ve seen it in our pictures, just steps away. Need to get some work done while you're on vacation? We have 40Mb fiber Internet. Is a morning swim or snorkel on your list of must-do activities? Just walk into the water right in front of the property. Only to the south are the ruins of an old dock that make for an exciting snorkel; we are in an area of little boat traffic, so feel free to swim parallel to the shore to the north of us. You're probably wondering about sleeping arrangements. We have a king-size bed in the air conditioned bedroom, a double futon in the living room, and two single futons. If you are a family with children, we can sleep up to 4 with no extra fees. We also have additional units available at the property if you need more space. Housekeeping is available upon request at no additional charge; we also provide laundry service for a small fee. When you arrive on the island, we're 200 yards from the Tropic Air terminal, 450 yards from the Maya Island Air terminal, and 550 yards long the beach from the San Pedro Express Water Taxi terminal. Rating Details: The property manager was more than helpful. The vacation rental was somewhat dirty. I was very happy with the location. I was very dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: After 23 years on the beautiful island of San Pedro and staying at Belizean Reef this was such a disappointing experience.

Nice view. Overall though just OK. Ants everywhere so we didn't cook (had had to eat meals out). Linens could use an upgrade- top sheet on the king bed was a queen sheet (one set had a big hole in it), also the kinda dingy towels. A drying rack or or hooks on the porch would have been nice for wet scuba/snorkel gear. TV cable has old technology and has to be rebooted often. Although a nice spacious apartment, seems updates are needed.

Been coming to San Pedro for 20+ years. This property has great view at a reasonable price. Very good central location. Secure, clean, and great staff. Thank You All!

Unit was clean and the ice cold rum drink waiting in the freezer was a nice surprise. Fresh towels/ housekeeping upon request every day. Yvette Made excellent recommendations for local restaurants and they were all 10/10. My partner and I stayed in unit 3A which I would not recommend to anyone else that is reliant upon air conditioning for comfort. There is one air condition in the bedroom that cools minimally and the rest of the unit has no air-conditioning. Needless to say, it was somewhat uncomfortable. With that being said, if air-conditioning isn’t something that you require then I would absolutely recommend staying in that unit. Bottom line is… We will be back

Rating Details: The property manager was somewhat unhelpful. The vacation rental was somewhat dirty. I was somewhat unhappy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: IN addition to the letter below- the seagrass on the beach made it impossible to get in the water and it SMELLED like a sewer.
The owners did refund one night- however- here is the letter I sent:

1. As a business owner myself, I would want to know the condition of my business. Therefore, the below will hopefully improve your business.
2. With condition of the condominium and the other items I will outline, I would like you to refund 50% of our charges.
We left 2 days early because of the condition of the condominium and complaining would not fix the situation.
Upon our arrival Yvette meet us at the ferry and took us to the condominium.
There was:
• No icetrays- she did have her son get some ice for us- which was nice.
• The next day we had to ask for more kitchen towels as there was only one- we also had to ask for paper towels.
• Then we noticed there was no soap in the bathroom- had to ask for that.
• The TV in the bedroom was out for 4 days- the TV in the living room was out for 2 days (Yvette said they were working the morning we checked in)- my husband is pretty tech savvy. Based on the condition of what was needed to make them work, He could see it would be impossible for them to be working that morning
• The air-conditioning is misrepresented on your site- as it is only in the bedroom.
Below are pictures:
1. Two pillows in the living room were stained and dirty-YUCK
2. Light next to chair was broken and unsafe- the cord was unplugged and poorly wrapped with tape-which is dangerous.
3. All The chairs outside feel like they were sprayed with cement, and it is now chipping and in rough condition-uncomfortable to sit on.
4. Note the picture with the Towel on the bathroom floor- The mat and towel were totally soaked as the toilet had a leaked and the floor beside the toilet was dirty.
