Rare Unique Ledges Walk out 3 beds, 2 bath! with a view Sleeps 8 (2 Pools & Beach) at 21 MM Come stay at our recently updated condo at the Ledges!!! 711 is the place to be! We've taken into account everything that we would like in a vacation home if we were going to book a rental... Because WE STAY HERE TOO! Some of the luxuries you will experience here include: -Flat-Panel, televisions through-out condo. -Up-Scale, New comfy furniture and amazing lake décor. -Washer and dryer in unit -New Appliances in kitchen featuring brand new gray, white granite counter tops and shiplap bar -New mattresses in all bedrooms (Fall 2022). -From the Deck you'll enjoy a view of the Main Chanel and have the easy unique walk out our spiral staircase feature. -The docks are ten steps away and the point pool is right nearby. Enjoy one of our favorites in feeding the ducks or stroll down to beach and enjoy afternoon in the sand. At the end of your fun filled day kick back and spend an evening on the deck grilling on our grill and watching a beautiful sunset. BOATERS: If you need a boat slip, I have a 30' boat slip for rent for an additional fee during your stay! The slip is only a few steps from the deck! PLEASE NOTE: THE LEDGES DOES NOT ALLOW PARKING FOR BOAT TRAILERS OR ANY OTHER WATERCRAFT FROM MEMORIAL DAY WEEKEND THROUGH LABOR DAY WEEKEND. By water, you'll be on the 21 Mile Marker which is the center-point of everything at the LAKE! Within a quick boat ride one cove over form us is Redhead Lakeside grill & Yacht club, Performance boat center and Shorty Pants lounge. Or you can go the other direction over to Dog days or Backwater Jacks. Many fun filled place right nearby by water or car. The locations is the best at the lake hands down! LADIES' WEEKENDS: All the shopping at the Lake is close by! The Lake of the Ozarks hosts the Factory Outlet Village. Also, make sure to stop by 'the Landing' which is right up the hill from the Ledges. This very quaint group of shops will be a fun-filled afternoon for any group! GOLFERS: Bring your Clubs!!! Some of the best golf courses are a short drive from the centrally located Ledges Complex. To sum it up this condo location is in the heart of Osage Beach/Lake Ozark and is very close to many of the best restaurants and attractions. Everything is close drive or Uber ride away. Just to name a few places. *3.7 miles to Shorty Pants Lounge *4.9 Miles to Dog Days Bar and Grill *4.8 Miles to RedHead Lakeside Grill & Performance Boat Center *5.4 Miles to Margaritaville Lake Resort and Grill *6.4 Miles from the Osage Premium Outlets and other shopping *7.7 Miles to Back Water Jacks The fine print... By booking this unit, you agree to the following rules and regulations of both Unit 711 and its owners, as well as the Ledges Condo Owners Association... (ie, this is our rental agreement) **ABSOLUTLEY NO PETS OR SMOKING ALLOWED IN CONDO. Any violation of the pet or smoking policy will forfeit their deposit. PLEASE RESPECT THIS RULE SO THERE WILL BE NO FINES. ** (AT LEAST ONE RENTER MUST BE 23 YEARS OLD OR OLDER.) CHECK-IN: 4:00pm...CHECK-OUT: 10:30 am All rentals are subject to local sales tax and lodging tax. Departure cleaning fee of $140.00. Damage deposit of $300.00 on all stays. Deposit is refunded within 10 days of departure after inspection\cleaning of condo and return of keys and parking permits. $25.00 fee for NSF checks $50.00 fee (per permit) for non-return of parking permit. Use of parking permit is required during holiday periods only. (ie: Memorial Day weekend, 4th of July and Labor Day weekend) No refund for late arrival, early departure, inclement weather. Condo rules and regulations will be in the condo. Any violations of the rules will result in fines which will be deducted from your deposit. Starter supplies of toilet paper, hand soap, dishwasher detergent, and fresh bath towels and linens are provided. Additional supplies are not included in rental, Communication is key, if the grill runs out of gas, please let us know, we'll credit you the cost of the re-fill! Cancellation Policy: Bookings cancelled more than 60 days prior to stay will receive 100% refund. Bookings canceled 30 days prior to stay will receive 50% refund. Less than 2 weeks refund is dependent on unit being re-booked.

All in all this was a great condo and amenities. The two pools and beach area were a big hit with my grandkids. Parking is a little tight.

We loved everything about this condo. Sitting on the deck in the morning and evenings. From feeding the ducks, fishing and swimming at the pool. We will definitely be back. Kevin was very responsive to any and ask questions before arriving. The condo was stocked with more than I had anticipated. Thank you Kevin for letting us make family memories.

Great location on the lake. Overall, the condo was clean and communication with the owner was easy. We did feel that the mattresses were extremely firm - which is just not our preference. We were able to rent out the boat slip, which was a huge plus for us!

Sitting on the balcony in the evening just as the sun disappears behind the trees is so calming. The night just enhances the calm. There is not much to dislike about Ledges Condominiums at Lake of the Ozark's. The condo is well furnished and comfortable. Comes with everything you need to enjoy your stay. We throughly enjoyed our stay and the Lake of the Ozark’s area. Kevin was quick to answer any questions we had concerning his unit and the condominiums.

Nice Ozarks family getaway

Nice Ozarks family getaway

We were familiar with The Ledges property and the check-in process was easy. It is a ground level, end-unit condo with a deck and easy access to the docks. The kitchen and appliances were updated and nice. The flooring had been replaced recently it seemed, although the flooring looked to have issues related to installation. The master bedroom is large with deck access, 2nd bedroom is fine, and 3rd bedroom is very small. The master bathroom needed the walls dusted pretty badly, but was otherwise fine. There was plenty of room for our family of 4 to be comfortable. We had a very nice stay and the location was convienent to most activities. Parking regulations are strictly enforced, so be cautious. The beach on the property was pretty disappointing, but it was better than nothing for the kids to play in. Upon checking out l, I looked in the dishwasher even thought we didn't use any dishes. It was full of dirty and moldy dishes. I ran the dishwasher, but really question why the cleaning fee is so high. Other than recommending a different cleaning company, I would recommend this property for a relaxing weekend getaway for the family or group of friends.

We had the most amazing time at this condo :) Paradise home away from home . The updates were great, the new carpet was my fave! Thank you and we look forward to our return next year! One advice is please consider changing the washer dryer doors to accordion style. The current doors had me dancing while doing laundry, hahah :)

We stayed for a week in July. The property is in an awesome location on the Lake. It was also very clean and had everything we needed. We fished, boated, went swimming, and shopping.

The thing we notice was that in the bedroom with the iron bed frame the mattress was not comfortable felt like springs and that the dryer had to dry things 2/3 times other than that it was great and all family enjoyed the stay and would stay again

Celebrated my birthday weekend. Amazing place and responsive owner. You can’t go wrong with this place. Kitchen is fully stocked. Beds are comfortable. Place was really clean. Nice deck with plenty of seating. We will be back!!

My family of 7 visited Kevin’s condo for a long weekend and everything g was great. It was clean, well stocked, starter supplies to get us going for a few days, recently updated and great communication from Kevin. He even recently bought a new grill that was perfect for our evening meals. All said, we will stay again!
