Beautifully home cooked food, generous portions, lovely location peaceful with a horse and donkeys in field, ample free parking, staff mostly very friendly and helpful.
Booking.com did not make it clear that the small twin room was not en-suite. Double rooms are en-suite but twin room has a bathroom where you have to go out of bedroom door, onto the landing and down a step to what is then your exclusive bathroom. When you go in and out of bedroom and bathroom door is on a catch which could be a problem with toilet at night so we decided to keep catch up to push door straight open. If booking.com website was more accurate about twin room it would have helped. All 3 rooms have steep stairs which could be difficult for elderly and disabled. An iron is not provided for safety reasons in room but you can use one on request,even after we asked about the iron first and second day nothing was told us so on 3rd day when another person was there she let my wife into the downstairs laundry room to use the iron,when we went to toilet in the night my wife said she felt unsteady being half asleep and the stairs is right where the bathroom is and had to be careful near the stairs that go down.

Perfect location for exploring...only 15min from great walks in the broads, and 30mins to the coast.
Full of character and great views out the back. Loved the resident donkeys and Patrick the horse.
Great tea/coffee selection in the room.
Shower was a bit cold!
