This contemporary oasis has all the comforts of a private resort, with a pool, hot tub, fire pit, and restored barn (shared with 6 other homes here). The Space: Modern design meets luxe comfort at Timber + Tin C in Kanab. Experience the perfect blend of sleek design and plush comfort in this two bedroom, two bath vacation home. Unwind in your private sanctuary and let the journey begin. Spread out in comfort! This unit boasts two king beds and a sofa bed, accommodating up to 6 guests. The master bedroom features the king bed, a TV, and an ensuite bathroom with a shower/tub combo. The second bedroom also features a king bed, nightstands, and a closet. There is a second full bathroom with a walk-in shower, as well. With its high ceilings, the light and airy living room offers an open floor plan to maximize the space. In addition to the sofa bed, you'll find additional seating to watch your favorite shows on the large flat-screen TV. We provide Hulu, Disney+, ESPN+, Freevee and Roku TV. Cook like a pro in the kitchen, featuring the latest appliances and a variety of cooking tools. The dining area accommodates up to six and the counter bar has room for two. Outside, you will have your very own barbecue grill, a rooftop deck with table & chairs, and a fire pit (perfect for roasting marshmallows!). As well, you'll have access to all of the common areas, which include a pavilion in the recreation area, games (corn hole!), pool, hot tub, and the restored 1920's barn. Make some new friends and while watching one of the many terrific old Westerns filmed in Kanab, and then play some games in the barn loft. Guest Access: You'll have access to the entire home and all common areas. Key pad door lock. *Winter Hours November to March in the Common Areas* - Pavilion, barn, fire pit and play area are open from 9am to 10pm. - Hot tub is open noon to 10pm all year. - Pool is closed for the winter November 1st to April 1st; weather permitting. The Neighborhood: Timber + Tin C is just a few blocks from the center of town. It's a quick walk to shops, restaurants, grocery stores, museums and the tourism visitor center. There's plenty to do with state and national parks nearby, but if you're looking for something more low-key for a day or two, consider the local hikes featured on the flyers in our house book: Squaw, Bunting and K-hill, all offering wonderful views. As well, Jacob Hamblin park has a playground, field, pool with slides, splash pad, and tennis/pickleball courts; Kanab City Library is nearby and often has books for sale; Ranchos Park has great baseball fields; Best Friends Animal Sanctuary has great guided tours (they welcome donations). Also consider the local restaurants, bakeries, and ice cream shops. Getting Around: This home has convenient access to Hwy 89A/89 which takes you to Best Friends Animal Sanctuary, Zion and Bryce National Parks, Lake Powell, as well as the north rim of the Grand Canyon. Here in southern Utah a vehicle is required to get around in town and beyond. We recommend a 4WD vehicle with high clearance if you intend to go off-road to out of the way places. Page, AZ airport is 1 hour away; St. George, UT airport is 1.5 hours away; Las Vegas airport is 3 hours away. Other Things to Note: Please note that this property does NOT allow pets or smoking, thank you. We offer a free concierge service with some great recommendations! Kanab is situated in the "Grand Circle" area and known as the "Hub of the Parks" Your hosts, the Jackson Family, have you covered when it comes to guided tours! Their tour company Expedition Kanab offers truly unique off-road experiences in UTVs and Enclosed Vehicles: They can take you to Peekaboo Slot Canyon, The Great Chamber, Inchworm Arch, Southfork Indian Canyon, the East Zion Warriors Walk, and really anywhere else you are looking to go. If you’re lucky, you might even find some treasure out on the trail! You can also receive 10% off any tour since you are staying with us! Interaction with Guests: Your hosts, the Jackson family, are 7th generation Kanab locals. Their ancestors helped settle this area. They have a deep knowledge and love of Kanab, and know all it has to offer. Information about Kanab will be available in each unit through a carefully prepared recommendation book. The owner and management team will be available for emergencies.

Tin and Timber was exceptional: the architecture was spare and lovely; a fragrant desert garden with a bubbling spring; the interior was clean comfortable and well appointed. We also enjoyed the pool hot tub and roof deck. We will definitely come again!

We stayed in unit C for 2 nights and were blown away by how clean it was. By far the cleanest rentals we've been at in years. The decor was fresh and minimal and the kitchen was stocked with most of the tools and gadgets you may need.
We sat in the hot tub, played ping pong in the barn and made s'mores over the rooftop fire pit!
The beds are big and comfy and the sheets feel luxurious. The only thing that may prove to be a con is the amount of comfy seating in the TV area. The 4 of us smashed on the couch and used to two chairs to put our feet up while watching a movie after a long day of riding. It wasn't too big of a deal for us because we weren't in front of the TV much at all.
The owners also went above and beyond and left a small gift for staying with them: a ceramic Timber and Tin coffee mug, a chocolate truffle, sandstone magnet and a discount card for the adventure tours available. Amazing!
Would recommend Timber and Tin over and over.
*PS - when staying in Kanab you have to go to Asava where they make fresh, organic juices, smoothies, coffee and more! We visited every morning and was not disappointed.

In terms of location, Timber and Tin is the perfect spot for basing yourself when visiting the surrounding parks. We hit up Zion, North Rim, Coral Dunes, Vermillion Cliffs, Buckskin Gulch and many of the off the beaten path sites which surround Kanab.
I fully intend to strongly recommend this place to anyone looking to spend some time in this incredible part of the country.

The property was very clean and spotless. My family and I stayed for 3 nights and the condo was well equipped with everything needed (cookware, utensils, linens, etc). Very comfortable beds and accommodations. We loved the pool and the hot tub and our own gas grill. Awesome place.

Timber and Tin C was the perfect spot for our family! The property is new and met and exceeded every expectation!! Upon arrival the home was spotless! We came to Kanab to be centrally located between Bryce Canyon and Zion but we were so pleased with all the other great places to see within 30 minutes of Kanab. We were able to explore all day, come back and relax in the hot tub and then prepare dinner in with a fully equipped kitchen. All the comforts of home!! Even in the off season there is so much to see and do! We will be back!

Christmas Trip
Timber and Tin C was the perfect spot for our family! The property is new and met and exceeded every expectation!! Upon arrival the home was spotless! We came to Kanab to be centrally located between Bryce Canyon and Zion but we were so pleased with all the other great places to see within 30 minutes of Kanab. We were able to explore all day, come back and relax in the hot tub and then prepare dinner in with a fully equipped kitchen. All the comforts of home!! Even in the off season there is so much to see and do! We will be back!

Chic and comfy with all the perks!
Adorable and spacious home! So clean and every item you could possible need or desire: soft sheets & blankets along with comfy beds, well-stocked kitchen (complete with Keurig) to well-stocked first aid kit, private rooftop patio complete with a fire pit and hammock, an outdoor hot water rinse station and on and on. There were a couple times I needed to contact the owner/management, and the responses were quick, kind and helpful. Town has a hip yet down to earth vibe and lots to see and do in the area. This may well have been the best rental home ever in our travel history! We only wished we had stayed longer to enjoy it even more!
