Great stay and would recommend to travellers looking for a quiet vacation spot.

The property is located in a very quiet neighborhood in close proximity to walking/hiking trails, golf course, shopping and within a 10-20 minute drive to downtown - water street. the room we rented was well equipped with TV, fridge, large closet, private bathroom with standup shower and side door access to the beautiful outdoor pool/lounge area. Having breakfast included in the booking was a welcome treat. it was nice not to run out for every meal and the host provided different breakfast options each day.

Unusual stay.

Nice suburb close to Kelowna.

Hard to rate this stay. We definitely felt we were in someone’s peculiar home. Like being at grandmas house. Although others raved about the breakfast, it wasn’t to our taste. We didn’t feel comfortable using the pool/ outdoor space as it was shared with the family.

Good, but not quite what I was expecting.

The breakfast was very good - the best French toast I've ever had! The pool area is very nice. The bed was very comfortable. The shower was very good. The owner and her son-in-law looked after us very well under difficult circumstances (Kelowna being shut down thanks to forest fires)

The accommodation was not as private as I would have liked. The information on booking.com says "private bathroom" and "all units come with a seating area". It's not clear that the bathroom is not en-suite, and the seating area is shared with the owner's daughter and her family - including young daughter and dog (albeit a very cute dog). Breakfast was eaten at the family's dining table.

A hidden gem with European culture & where I could hear the crickets at night & yet be close to the city.

Hostess exceptional! The house was full of European art. The pool was great where we relaxed. We stored our bikes in the garage. Our room was well kept, organized, comfortable & clean.

The location of the property is gorgeous and in a decent location.

- very uncomfortable and awkward checkin josh didn’t introduce herself or nothing just showed us the room and then proceeded to payment - not very private other guest in and out of the common area leaving just your room, and the bathroom which ya have to walk across the hall fo access as private. -in the description there is zero mention the host owns and a dog and even mentions that dogs aren’t allowed, the dog the host does own all though the sweetest thing, barks constantly and as someone who works with snd loves with dogs part of vacation is getting away from the barking. -limited access to the pool only allowed to be used from 9-2pm with no method of that in the description otherwise we would not have booked. - the drawers for our clothes was dirty, as well as the glass doors or the shower. -we approached, the host about some of the concerns where she dismissive and rude, which really turned us off and we no longer felt any sort of comfortable staying there anymore. We asked for a refund which she gave us kindly, but charged us for the night and gave zero option to stay. We ended up going to a nearby hotel in a better location,cleaner facilities and hours, and welcoming staff for only $40 more. Save yourself the hassle and splurge somewhere else.

Fabulous stay would highly recommend.

We loved the location due to the impressive views visible via the pool area, a lovely spot to chill out at after exploring the surrounding town and beaches. The amazing hostess who catered for are every needs and cooked the most delicious breakfast each morning, plus her little follower duchesse the dog! 5 stars all around

Having never visited a Bed and Breakfast before, it was a neat first experience.

The location was perfect! Host was lovely. The pool was absolutely amazing as it was very hot weather. Breakfast was delicious! Views did not disappoint!

Parking can be a little tricky.

This was an amazing Bed & Breakfast experience. The hostess was absolutely charming, friendly, informative and customer service based. The breakfasts were 5*** plus with over-the-top fresh/beautifully prepared food in a beautiful setting. Everything was classy, clean and wonderful to include, playing our fav music and inviting us to an evening barbecue. We had the gorgeous pool to ourselves and it was overall a FANTASTIC experience. 10 out of 10 for us. Thank you

Overall, this is the place that I would recommend as the first option to anyone who plans to travel to Kelowna.

It was without a doubt one of our best experiences in terms of accommodation. The eye-catching beauty in every corner of Under the Tree bed and breakfast will amaze you. Each and every piece of antique furniture in this house was chosen with the exemplary taste of warm-hearted, genuine and kind hosts, and it was for this reason that it conveyed such a pleasant feeling to you when you were in this beautiful place. During your stay in this house, you will be treated like very dear guests which is an amazing feeling.

As soon as you leave this accommodation you will miss it.

Overall we enjoyed our stay very much. Our hostess was gracious and the breakfasts excellent.

The breakfast was excellent and our hostess was very accommodating to our food requests. The shower was spacious and water was plentiful.

The kitchen area and downstairs deck, which we understood were available to us, were taken over by family members. Parking was awkward. Please note that guests needed to use the stairs, which did not create problems for us but would be difficult for guests with mobility issues.

It was like staying with family ... the best!

From the warm welcome when we arrived (including a joyful acceptance from Duchess - Zelyka's pup), we felt like we were at home. Breakfasts were amazing, Zelyka is so warm & personable & has had such an interesting life, the outside spaces with several beautifully landscaped & furnished decks were gorgeous, the neighborhood so quiet and the house is an art gallery (you could spend weeks studying her paintings, etc.). Would definitely recommend this experience.

A beautiful view property tucked away yet still in the city. Very well cared for, comfortable beds and delicious breakfasts. Zeljka and her dog Duchess are delightful. We will find ourselves there again one day. Thanks so much for your kind hospitality.

A beautiful spot, well situated near downtown Kelowna.

Breakfast was excellent. We really like the Eggs with cheese on cantaloupe. The variety was nice as well. The pool was beautiful and the host even turned it up to warm for us.

Very nice Bed & Breakfast

Thank you Zeljka for a great stay at your place and your hospitality. Every morning you spoiled us with a different breakfast, I liked the Crêpe with homemade Quince jam the most. Very nice pool area with a view on the mountains. Good location and starting point for a winery tour, hiking in the mountains, a visit to downtown Kelowna. Restaurants and shopping mall are within 10min car drive.

Excellent hospitality and generous hosts.

Breakfast was delicious - a different selection every morning!

A car is necessary when staying here - the home is in auto-dependent suburban development and it at least a 45-minute walk to downtown, and a 30-minute walk to the nearest shopping centre (along busy roads.)

I highly don't recommend this property.

Usually, I don't write reviews, but this was something, I think I need to write one: - No view. It's a small room located on the first floor. No view whatsoever. Don't believe the pictures, they were taken on the second floor, not the first one. You can only see bushes from a tiny window on the first floor. - Creepy host. No welcoming. We were waiting 30 minutes or something until she scan our documents. That was strange. - No direct access to a private bathroom. You should walk into the hall (where a host family walking around/watching TV/cooking) to get there. And don’t forget to bring flip flops or something, the floor is too cold - The door to the room has a glass. Bright light burns all night. Uncomfortable to sleep. - No wifi? At least we didn’t get any credentials. Again strange host. - Terrible breakfast. It includes only pancakes that were completely burned; it was impossible to eat. The host did not apologize for that and was just staring at us saying nothing. We didn't get the second breakfast at all.

We really liked the the breakfasts, cleanliness of the room and the host was outstanding. She went over and above to make sure we were comfortable and we felt really taken care of. She accomodated our preferred breakfast times and made us felt really welcome. The accomodation felt really homely and the room is bright with a lot of sunlight. We would absolutely recommend staying here.

Beautiful B&B, lovely host

Clean and beautiful decor. Nice view of Kelowna from the bedroom and dining room as it is up the mountain. The host was very friendly and made us a lovely breakfast our first 2 mornings. On morning 3, we were leaving very early but she insisted on making us breakfast to go - nice croissant sandwiches! We really loved our stay and would highly recommend.

Fantastic Host and Cook

This property is located close to downtown Kelowna. It was very clean and my host was very friendly and accommodating and a fantastic cook! I can’t recommend this property enough.

Didn’t get to use the pool but that was because of the weather not the host.
