This fabulous 3/2 condo at Camp Warnecke Estates is on the banks of the beautiful Comal River; across the street from Schlitterbahn; an easy walk to the downtown shops, bars and restaurants. The perfect location for your family vacation. This lovely 3 bedroom, 2 bath condo overlooks the crystal clear Comal River. Enjoy Schlitterbahn located just across the street, float the Comal River and get out just steps away from your own backdoor or walk up to the Garden St. Bridge for a soothing 30 minutes of “Cruising down the River” – perfect for the little ones. Rockin' R is a local tube outfitter which can pick up in the parking lot next to Camp Warnecke between Memorial Day and Labor Day. For any reservation outside of that time period, the Rockin' R shop is located only a half of a mile away. Enjoy the pool and hot tub or explore the beautiful Hill Country. So many things to do you’ll want to stay forever! The kitchen with all new appliances, which opens into the dining and living area, is fully equipped for all your cooking needs! The dining table seats 6 and there is room for four more at the breakfast bar. Amazing living room that provide a fabulous view of the river and is perfect for gathering together to play games or for watching TV, and in the evening the couch folds out into a queen sofa sleeper. The master bedroom has a Queen size bed and private bathroom. The second bedroom has a Queen size bed and the third bedroom has a twin over full size bunkbed. The guest bathroom is conveniently located near the second and third bedrooms. Spend your evenings on the beautiful balcony overlooking the Comal River after a long day of tubing or just relax and enjoy the amazing view! All linens are furnished. Only two parking passes provided with one guaranteed numbered spot. The second parking pass is for general parking and is 'first come first served.' This condo is on the ground floor. Host must be 25 years of age or older to make a reservation and must be staying at the property for the duration of the stay. Guests will also be provided with 9 wristbands (max amount allowed). No pets allowed. No smoking allowed. This condo has a maximum occupancy of 9 guests. This maximum occupancy is not to be exceeded at any time. No daytime guests allowed. To comply with city and county short-term rental permit restrictions, the outdoor areas of this home are monitored by video camera. This property includes accidental damage protection up to $1500. **WRISTBANDS & PARKING PASSES REQUIRED*** These condos are individually owned and the owners graciously allow their "second homes" to be rented out and enjoyed! The HOA of the complex had laid out some policies to ensure everyone staying at the complex can have a wonderful time. Because of the fabulous location, we can have trouble with trespassers. The security guards on premise are there to ensure only renters are using the grounds and that guests are parking in the correct parking spaces. Please do not be offended by the wristband and parking pass policies, they are there to ensure that you have a fabulous time! Everything you need and perfect setting for my family. Particularly great for small children as it’s so close to the river and a safe walk there. We had a crawling baby and the house was safe for her as well.

Had a very fun time! The place was clean and everything was straight forward and easy. The top bunk of the loft bed was an uncomfortable air mattress, but the other beds were quite comfy. Overall we were more than satisfied with our stay. Would recommend trying out the Scruples game there. The cards are very dated and hilarious.

Our stay was everything we could ask for - great accomodations and the condo was beautifully decorated and so clean. We floated the river a couple of times a day and also visited Gruene Hall. We would definitely come back and ask for this condo. Thank you to the owners for everything.

The location is really great! This condo was clean and comfortable. The living area is small which made it difficult to hangout as a large family, but the bedrooms and bathrooms are roomy. The kitchen was well equipped. Noise from upstairs was a bit loud.

Great NB getaway!

Chose this rental to celebrate my 30th birthday with my family, parents & sister, so thankful I did! The unit was extremely clean & well kept while also being decorated greatly. The rental had absolutely everything we needed, had a great river front view & was fair for the price. I look forward to snagging this rental again for just my Trooper husband & our family to take some time off whenever he gets the chance. HIGHLY recommend this rental to anybody looking for a fantastic river vacation.

These condos are very nice and in a great location. Its just a short walk across the street if you want to do a quick 20 minute float back to the condo. Condo was very nice and clean with plenty of supplies for our stay. I agree with others the beds are not desirable even though they are fairly new. They are extremely firm/hard so if you are not a firm person maybe bring a pillow top. The view was peaceful and the deer were so close I could almost touch them. Pool is clean and inviting however watch your step in the hot tub with no light and no step my ankle is a little sore. Even with the little things I would say here again.

We absolutely loved our stay at Spritzen Haus! The location was perfect and we loved sitting out on the deck first thing in the morning and looking out on the beautiful Comal river so much that we are wanting to make this a yearly family trip! The location was in walking distance to shops, eating, and directly across from Schlitterbahn. We visited Canyon Lake one day which was only a short drive away. We weren't able to get the pool code to work but someone swimming let us in.

Our unit was great! Very nice, spacious and clean. My only suggestion would be to bring your own pans if you would like to cook eggs, brown meat, etc. The pans were not easy to cook in and very hard to clean, even after using a cooking spray and soaking in soap and warm water for several hours. Other than that, it was perfect. Great location and easy river access!

The location was phenomenal and the unit was very clean and cute. We really had no issues, exept the queen beds were not very comfortable in the two queen rooms. But that was the only negative, and it was a small one. Everything else was picture perfect! If you are planning on cooking there, you will need to bring even the most basic seasonings like salt and pepper. I am sure this is due to the current pandemic, but we didn't think about needing those things when we grocery shopped. And you might want to pick up some toilet paper at the store too, the 2 rolls provided per bathroom are very rough single ply and they didn't last very long with our family.

Wonderful stay at Spritzen Haus condo!

This is a very comfortable, clean first floor condo directly on the Comal River. It had everything we needed for our month long stay. The view of the river from the master bedroom and living room is amazing. It was very easy to hop in the river or swim in the nice pool. It has close, convenient covered parking at the front door which would accommodate those with disabilities easily. It's also directly across the street from Schlitterbahn. I loved everything about our stay here.
