Family home just outside sandwich

- Nice fenced garden area - Located close to town center of Sandwich - Spacious parking spot in front of house - Well equipped kitchen - Toys for children present

- Property was damp upon entry - Old TV mounts with lose brackets in all rooms (also above children beds and dining table) - Broken glass/mirror in garden shed (washing machine area) - Mattresses in children rooms completely worn - Cramped bathroom in need of touchup

It was rickety and unsafe, and the chairs. We had 2 small children.

Beware hidden fees

The rooms were properly setup and organized. There was parking sufficient for 2 cars.

I had to make accounts in two different online systems. I had to pay an extra $258 damage deposit outside of the quoted fees, as a total surprise after booking. The reason I had a big problem with this is that the property has a lot of things that need fixing. From the onset it looked like they would abuse the damage protection service and try to screw me. I didn't mind the spiders and marks all over the property, but for a place that charged over $100 cleaning fee it is preposterous. When I brought this up to the host they said that the damage waiver was optional. Judge for yourself based on their language:"You will be given the choice between paying a refundable deposit of £250 or buying a non-refundable damage waiver of £25. Please make sure you complete prior to check-in".

Fabulous place to stay

It is definitely one of the cleanest and most comfy/modern place we have stayed in. The large sofa is a such a bonus, there are plenty of storage and also a lot of added touch like a kit for washing, free soap and shampoo in the shower, extra left on the beds. The garden provided views on the fields and the sun hit the patio great! It is just a great place - the room are spacious and comfortable. To improve slightly we would add a mirror in the bedrooms upstairs to be able to do hair and make-up. And take away that large frying pan that is not working on induction (it confused us lol!)

The hosting is very clear but feels impersonal: as soon you book they send you a £25 insurance against breakage (that you feel compel to take as they warn you about a £250 deposit against breakage). They also tried to charge us for the car parking- but we did have to pay at the end as the booking.com add stipulates free parking. We ask several questions about coffee machine (they do have a French Press) but we keep receiving empty messages? However, if it was not for this, we would have given this property a 10! It was that good! So book without hesitation.

perfect location for exploring Sandwich and Deal area.

The downstairs area was perfect for our family to relax together. Very well equipped kitchen.

The upstairs felt bare and unfinished….except the double bedroom which was very comfortable.

Nice modern clean home

Nice size house. Kitchen had everything we needed. Comfortable living room. Good tv. Bedrooms were a good size. Nice kept small garden to sit out on. Excellent location for Sandwich town and golf courses.

Single bed in twin room was a but springy. Maybe time for a new mattress, or maybe it's because I prefer a firmer one. But this is a twin room probably going to be used for kids to stay in.

Lovely location, but pretty basic

We loved the location and the fenced yard. There was a nice big couch and a smart TV that provided Netflix. Walking distance to Sandwich town, so a lot of nearby restaurants that you can reach in 20 minutes (walking). There was a nice walking path behind the house into the fields, so very easy to walk your dog. Good wifi.

Small bathroom, no proper coffeemaker, dirty cups and cutlery, dustballs in the master bedroom. The weeds in the yard between the tiles. The rusty weight bench was neither estethically or functionally important. A little bit waste of space. Couch blankets could have used a wash. The beds were unfortunatelly not comfortable.

Lovely, high quality , relaxing stay.

WE loved the parking, the decor, the standard of fittings , furniture etc inside. Very clean and very well equipped. We would stay again .

We couldn't find the key safe on arrival. it would be helpful to know you can unlock the back gate and find the key safe in the back of the property. The dining chairs are a bit loose and the garden furniture was rickety, uncomfortable to sit at for very long and didn't feel like it matched the standard inside. the same with the gym equipment in the garden. A bistro set there would be much nicer. As we both have some balance problems we did find it tricky without a handrail on the stairs.
