It is located in between two hotels which isn’t a problem, but you can’t use any of the sunbeds on the beach.

Great large home in excellent location walking distance to nice beach and small convenience store for supplies. Nice pool to relax in as well. Very safe- Great showers ample kitchen and great air conditioning. Large backyard with barbecue / bar area. Its a 2 min walk to the beach and at that road you can get cheap taxi into town if you do not want to walk- they come by regularly.
On a special note the hosts were FANTASTIC- replied quickly and I had had an allergy attack they arranged for medical assistance at the property fast, efficient and reasonably price. They arranged many other things for us quickly they were such a great resource and help.
Isla Holbox is known for mosquitos during certain seasons and they were a challenge to deal with- nothing to do with Casa Pirate or the hosts- just information you may need know- be prepared!

The location is great. The house is between two quiet hotels, and set back from the beach so it was peaceful. There are 5 bedrooms, so plenty of room for a crowd.
The kitchen was absolutely non-operable. The oven and stovetop did not work. There was no toaster (we had to request one). The cooking utensils were lame, there were no dishtowels, nor any basic items (salt, pepper, paper towel, garbage bags). So if you are planning to cook in, you better make sure things are working. The grill out back did work, so at least we could grill food...since we couldn't boil, bake or sautee anything.
The toilet off the kitchen had no seat, it was broken and so they just removed it and never fixed it. No soap or shampoo in bathrooms. The place is "tired", clearly they are doing minimum maintenance to get by. As a 53 year old that travels often this is a "no-go", but for five 18-year-olds it was perfect.
