Breakfast was excellent and plenty.
The owner Mr. Saad, was very welcoming and even the first day when we went earlier for check-in, served us coffee and croissants.
Made us feel at home! Also his recommandation of restaurants and coffee bars (even with discounts) was great. Much appreaciated getting bus and tram tickets for us.
We were celebrating our 25th wedding anniversary and Mr. Saad helped getting a cake and help us make it a memorable event.
Staff very friendly and helpful.

Location was great. Close to main lines of Bus and tram. Easy to travel anywhere inland and in Venice.

This location was close to train and bus stops to get into Venice. There was food nearby. The complementary breakfast was very nice.

The location of this property is brilliant for those not wishing to stay in Venice itself. Public transport was readily available and only €1.50 each way. The tram stop was directly outside the accommodation. The breakfast provided was very good.
It took some time to find the property as we didn't expect the entrance to be by the side of a kebab shop. (Photo attached). Once found there was no reply despite being there at a good time (4pm). The owner eventually turned up and let us in. Unfortunately we could hear everything from the next room which didn't help for a good night sleep.
