Only concerns-We were unable to use the lagoon due to difficulties with access and there was no crosswalk from house to beach access so required extra caution to cross several lanes of traffic. This is a great vacation house, you don’t have to worry about anything! They have just about everything you would need. The beach is right across the street, there an amazing restaurant next door and the sunsets are just breathtaking! My kids actually saw dolphins for the first time here. Just walk a few feet down to the banana river. My kids and husband especially loved the game room. We stayed at this house last October and everyone loved it so much that we booked it for our recent trip to Cocoa Beach and will book again for future trips.

Could not have asked for a better experience! The house and location is absolutely perfect. Jen has honestly thought of everything to make her guests feel at home. From sand toys, fishing poles and tackle, after sun care to kitchen amenities that most do not supply! We were amazed at the small touches. The game room was a favorite for the kiddos for sure. The beach is even closer than we had envisioned! We were able to run back and forth as needed without killing 30 mins each time! We didn’t have to fight for space as the beach was near empty! Couldn’t have been more perfect. We will most definitely be coming back!

My wife and I took our 2 teenage sons to Cocoa Beach for Spring break. The house was in a great location, close enough to all the attractions and fun of Cocoa Beach but just far enough away to be off the beaten path, house has everything you could need for a quality vacation, weather on the beach, Kayaking the river or just hanging out and having fun with the family! Highly recommend this location for you next Florida east coast trip!

I've had a lot of great stays in vrbo rentals, but this one really takes the cake. The family is already trying to figure out the next time we can get back! Everything was pretty much perfect. The rooms were fantastic, the beds comfortable, the space perfect for this family of 7. Literally a one minute walk to the beach across the street and a 30 second walk to the lagoon with the complimentary kayaks. The boys spent a lot of time in the game room when the sun went down with plenty of space to hang out and a screened in porch to eat meals as a family and an upstairs deck to just hang out and enjoy the weather/view. 5+ Stars all the way and if you have a chance to stay here, take it! Jen was awesome, really responsive and helpful. Check in was easy, towels, linens, cookware and everything was accessible and perfect. Thank you for the awesome family experience! Loved it!

The house was immaculate, host was incredibly responsive and had the house set up PERFECTLY. The kids loved the outside activities, especially the glow in the dark golf balls for “night golf”. They also loved the arcade and foosball table. The walk to the beach is super quick and convenient. All space in this house is functional and well-designed! We loved the screened in porch and outdoor seating on the second level. The location was perfect—no crowded beached but a quick drive to the grocery and restaurants. Highly recommend this house and will definitely book it again if we come back to Cocoa Beach!

Wow!! What a wonderful experience! The house is delightful. Clean, tastefully decorated, and spacious enough for our group (4 adults, 2 kids) to have plenty of room. Great location. Just a few minutes walk to the ocean (you do have to cross a busy road but it was not a problem) and a 5-10 minute drive to downtown. But perhaps the best part is how devoted the hosts are to making your time there perfect. They have everything in the house you could possibly need and obviously take great pride in providing a wonderful experience for guests. Don’t hesitate - BOOK THIS HOUSE!

This house was nothing short of amazing! Everything was perfect from the beginning to the end of our stay! My family (me, hubby, daughter and her boyfriend) all had the best time! The house itself is beautiful, felt just like home! So much to do and I can’t remember the last time we had so much fun on vacation, just at the house! Arcade game was an absolute favorite! The bags were used A LOT! My hubby loved the grill and the putting green! Our hosts really thought of everything! We wanted for nothing! Extra, pretty much everything, was readily available! Perfect locations close to the beach and river! We loved being able to take walks on the beach to see the sunrise and see the sunset on the river! And can’t forget the showers! Absolute best water pressure! (That’s a thing for my daughter and I)! I really hope we can stay here again! Definitely recommend! 12/10!

House was really lovely with lots to keep everyone entertained. Close to both the river and ocean. Only downside was having to cross a very busy road to get to the ocean.

We spent the weekend at Sunny Lane with our two small children. The house was clean, stocked with everything you could need (down to phone chargers and spare sunglasses!), and in a convenient location to the beach and downtown. We enjoyed our stay and would definitely return!

This property has something for everyone. Especially teenagers. With full game room, mini golf, and outdoor games. We loved having the box full of beach toys on hand. Saved us hauling all that from home. Property was staged so nicely. Loved the gas stove and endless hot water! So many personal touches and lots of thought went into making this an above 5 star vacation home. The chips and homemade salsa welcome gift was a great personal touch. Jen, checked in with us to make sure all was going well. It was nice to have that attention to detail.

Great house. Very clean and comfortable. The putting green in the backyard was a big hit. We definitely plan on returning.

Overall we enjoyed our stay at the beach house. The owner thought of everything you might need to make your stay enjoyable. The beds were comfortable. A couple notes: the upstairs bedroom was hard to get cool. It has its own AC, but we still found it hot and humid. If you are planning to book during hurricane season, make sure to get travel insurance. The host sticks to the refund policy. She did give us extra nights at the end of our trip, but wasn't willing to refund if we decided not to come because of hurricane Ian.

First time vacationing to Cocoa Beach and we can’t say enough good things about our stay! The house is fantastic and it has everything you need while vacationing. All we packed was our clothes and they provided the rest. Owners were super helpful and friendly! Will be booking here again soon!!

This is a beautiful place to stay and it has everything you need. Easy access to beaches and food. Jen was awesome to deal with.

We really had a blast being this close to the beach with just about everything you could possibly want and need in a property. It had activities, items for extra curriculars at the beach and at the house. If I had any recommendations it would be very minor (updating boogie boards and chairs and some of the beach stuff but that is more of a "nice to have if anything" as I am sure most VRBOs don't all have the additional stuff like that.

Our stay at this property was fabulous! Home was very clean and comfortable and spacious for our group. Contact and communication with Jennifer was excellent! I felt that she was available and communicative throughout this entire process. Wifi worked very well (had to do work on vaca). Access to beach was convenient. Only recommendation I would suggest is more kitchen utensils (we like to do a lot of our own cooking). Such as a garlic press, juicer. Would stay here again!

We had a great time at the Sunny Lane Beach House. Super convenient to wake up and walk across the street to the beach or to the end of the street to the bay.

The location of this house was perfect. You could access both the river and ocean from the home which was fantastic. We had a fun, relaxing weekend. And even though our group was older with no kids in tow this time, there were plenty of things available at the house for younger kids to enjoy.

Our stay was amazing. The hosts had clearly thought about every need we might have. From beach towels and toys to a bottle of aloe 😅, they made sure we were comfortable. I also appreciate the efforts to minimize our footprint with plastic-free k-cups and refillable bath products. We will be back!

The Sunny Lane property was amazing and Jen is a great host. My family of 5 enjoyed playing in the game room in the evenings after spending our days out on the beach. The pictures on VRBO honestly don’t even do this house justice - it’s even more adorable (and well maintained) in person! I have recommended the Sunny Lane beach house to several people and hopefully we’ll make a return visit in the future too. Thanks so much for making our stay so wonderful!

The house was a great, relaxing ending to our family trip. Our boys loved the arcade game, and our teenage daughter had her own space on the second level.
