Pool heat is not offered between May and September. - Please note that the pool and the spa cannot be heated at the same time. Either the pool can be heated OR the spa. - Please be aware that wildlife such as insects, scorpions, and snakes may be present. Our team does their best to check the home before your arrival, but be mindful about leaving the doors & windows open during your stay. - This home accepts a maximum of 2 pets. But pets must be approved in advance and are subject to an additional fee of $150 per pet and a deposit of $300. If undisclosed pets are brought into the home without AvantStay's approval there is a fine of $500 per pet. - Please note our occupancy includes an additional two beyond bed count. Trifold floor mattresses and additional linens can be provided upon request. - This property has exterior video surveillance and noise alert decibel monitoring systems in common areas to ensure guest security and compliance with local laws. Cameras are located by the front entry. Parking Details: Maximum of 8 cars allowed onsite. The driveway accommodates 5 cars. Garage parking is available. No street parking. This home comes with a pack n' play travel crib and a high chair available. --- Accidental Damage Protection: A non-refundable accidental damage protection plan has been included in the price of your reservation. Under this plan, you will not be held responsible to pay for accidental damage or loss to the rental property resulting from you or others in your party up to $2000. This plan does not cover intentional acts of a guest, gross negligence, or willful and wanton conduct, and/or damages caused by pets. This plan is not available for reservations 28 days or longer or reservations that require a security deposit. This is a smoke-free property. Violation of the no-smoking policy will result in forfeiture of the security deposit, a $300 smoking fee, and liability for any fire or property damage costs. As part of our commitment to being good neighbors, occupancy limits and quiet hours (9pm-8am) are strictly enforced. No speakers or sound systems will be provided for use in our properties. Violation of any noise ordinances will be subject to fines that can reach up to $10,000 per violation. Events or parties are not allowed without prior written approval and an additional fee. Any unauthorized parties or events will be shut down and a fine will be assessed. Please inquire for more information about our event policies and fees. IDs will be requested for verification after booking. All bookings over 30 days require a security deposit. We report and prosecute all Credit Card Fraud. STVR 02-22

Had a wonderful stay in the Lava Rocks property with myself and 7 other guests. Very clean and modern. We were surprised with how large all of the rooms were, the photos online don’t do them justice, it was extremely spacious. Having 4 bathrooms was amazing, we were able to dedicate one bathroom per pair of guests. This property is definitely able to accommodate plenty of people without feeling cramped. Plenty of places to sit and hangout and play games. The pool was awesome and we spent a lot of time outside relaxing when we weren’t away. The property manager was very responsive with any questions we had. I would absolutely book this stay again next time I visit Joshua Tree.

Beautiful clean home with plenty to do both indoors and outdoors. We had WiFi issues when were there and it was hard to get in touch with managers because cell reception was not good. The willingness and effort they put in to resolve our issue was great once we got a hold of them. It’s an amazing property though and we would stay again but maybe not for work but for unplugging and resting.
