Lovely small suite with huge bathroom. Lots of stairs so an issue if you have mobility limitations. Bedroom was well presented and everything you needed if you did not want to eat out but get a takeaway. Lots of eateries on your doorstep and well positioned to walk to the Lanes, Brighton and Hove. About a 15/20 minute walk from the train station. Bed was very firm but bedding clean and crisp. Would stay again.

Location was really good, lots of shops and walking distance to the beach and to the town centre.
The building was refurbished a while ago and it's really starting to feel tired. The communal area showed signs of water ingress, lots of scuffs up the walls and woodwork and the ground floor level had a smell of damp due to the window not being able to be opened for ventilation. The main door from the street doesn't close automatically and instead of employing a carpenter to plane the door so it does, they have just put a sign asking you to pull it closed. This lack of maintenance continued to the room door too where the handle had clearly been replaced recently as it was still in the top drawer of the clothes storage inside. Old holes from the old handle are still visible on the door which shows a lack of maintenance and care. Also, the bathroom was not clean, water marks all over the showers and dirty grout on the floor tiles in the shower area show this property is not regularly deep cleaned. The bathroom blind is frayed and rusty, the carpet worn and dirty and the bed was uncomfortable. The pillows are horrendous and due to the walls around the bed, you can only fit a double. If this wasn't there, a king size bed would fit perfectly.
