With six primary bedrooms, an elevator, a game room, a theater room, and a private pool and hot tub, The Kinnakeeter has the amenities of a resort all under one roof. The Kinnakeeter is located on Oceanview Drive in Avon, a quick drive to multiple restaurants, shops, and the grocery store. The driveway provides plenty of parking space, and there is additional room under the house for storage or parking. A full outdoor bathhouse is located just off the pool area, and all the decks are accessible from the outside, so you can go from the bottom to the top without stepping foot indoors. The bottom floor is where the fun begins. Kick back at the poolside tropical bar with your favorite tunes playing on the outdoor surround sound speakers as the family makes their way back and forth from the beach. Afterward, head inside to shoot a game of pool and make a drink in the downstairs bar and kitchenette. If you are feeling sunburnt, find your favorite movie to watch in the cool AC of the 12-seat theater room. The kids will be extremely happy to make this floor their home for the week with a primary double bunk bedroom located down the hall. There are four primary bedrooms on level two, all of which have king beds, a spectacular ocean view, and access to the deck overlooking the pool area. Each room has its own design and character, and all of the bathrooms are spacious with dual vanity sinks. There is a utility room located on this floor with a storage closet and two sets of washers and dryers. If you want to escape from the group for a little while, there is also a reading den with books, a TV, and access to the shaded front deck overlooking the driveway. As you climb to the third level you are greeted by a panoramic ocean view, high ceilings, comfortable furnishings, and an immaculate kitchen. Whether you are sinking into the couch, sitting at the dining room table, or cooking, you will always have a stunning view of the rolling waves. The kitchen is complete with stainless steel appliances, two refrigerators, two dishwashers, and an island with an extra sink that also doubles as a breakfast bar. There are two dining room tables, one of which seats everyone, and another pub-style table that seats even more guests. Cooking, drinking, and laughing up here with your loved ones with the ocean as your backdrop will surely create memories that will last a lifetime. The final primary bedroom is located here on level three just off the living area. As you can see, The Kinnakeeter has set the bar high for a luxurious escape to Hatteras Island. Full of top-of-the-line amenities, spacious living quarters, and million-dollar views, an escape to The Kinnakeeter will be the vacation of your dreams! Things to Know The fireplace is available for guest use from November 1 through March 31. The private pool is open seasonally from April through mid-October. Dates are subject to change. Pool heat is available for an additional $60/night fee, with at least 24-48 hours advance notice. Pool heat cannot be purchased from mid-June to mid-September. This property is managed by Vacasa North Carolina LLC. Parking notes: There is free parking available for 2 vehicles. 2 days notification is required in order to heat the pool. A fee of USD 85 per day must be paid prior to check-in to purchase pool heat for your stay. Due to local laws or HOA requirements, guests must be at least 25 years of age to book. Guests under 25 must be accompanied by a parent or legal guardian for the duration of the reservation.

I gave 5 stars, but there are a few items that future renters should note, but first here is what we loved. The house itself is very, very nice. We had a group of 12 long-time friends. Every couple got a bedroom, though one couple did draw the short straw and stay in the bunk bed room. Everyone got their own private bathroom. That's a plus. The views from the rooms all face the ocean. All but the bunk bed room and the southern most 2nd level room have unobstructed views. The top floor living/dining (and bedroom) have gorgeous, wide-open views of the ocean. The top floor kitchen is huge with two fridges and two dishwashers - VERY CONVENIENT for a large group. The downstairs (billiards room) kitchen has a fridge and icemaker. That was also very convenient. The pool table is nice and solid. The theater room was very nice as we watch several movies at night and really enjoyed having that feature. The house is on the beach. There is plenty of parking for at least 6 cars. The elevator (read the directions carefully) was great for loading and unloading. The tinting on the windows, especially on the 3rd floor was great. The upstairs stayed cool, even in direct sun all the time. The hot tub was a welcome addition. The downsides... The grounds no longer match the pictures. Obviously storms have pushed large amounts sand into the front area nearly obliterating the volleyball court. The pool area gets a lot of sand in it and had not been cleaned prior to our arrival. There was sand on the steps and bottom of the pool, along with around the pool deck and walkways. A large dune (probably for flood protection) is up next to the back of the pool area and must be climbed to access the beach. The pool "tiki bar" area was just okay. We didn't spend very much time at or in the pool as the sand and layout just wasn't as convenient as taking our chairs to the beach. The house could use a deep cleaning. It wasn't dirty overall and the cleaners do a very good job for such a small crew, but talking to them we found out that a lot of the crews were let go when Vacasa took over and they are working with small crews that have to clean multiple large houses. They are overwhelmed. The floors and food surfaces were clean. The beds and linens were clean, along with the bathrooms. The fans and light fixtures could use a good dusting and several light bulbs were burned out. A users manual would be nice for the TV/Surround Sound System in the 3rd floor living room and for the 1st floor theater. On the very first night one of the bedroom smoke detectors started chirping due to a low battery. Vacasa addressed this immediately after we called the next morning. We appreciated the quick response. Vacasa told us that the house does not have a grill, so we rented one. It does. We found it on the 3rd floor, outside of the top floor bedroom. Overall, I gave it 5 stars because that was how we felt our overall experience was. I just wanted to point out the small things to both temper a future renter's expectations and to alert Vacasa to some minor items that need addressing. Great property and we'd stay there again. We've stayed in several really nice homes in Avon and Hatteras; hands down the Kinnakeeter has been our favorite. The theater room and the kitchen were both incredible.

The house is at a prime location, step out to the beach or pool, and within sight of the Avon pier! Beautifully maintained with a well stocked kitchen. Elevator was so helpful
