• Quiet & Walkable Location: Tucked away on a peaceful Lakewood cul-de-sac near local parks, Sloan's Lake, Walmart, Planet Fitness, and the RTD W Line.
• Transit Friendly: About a 10-minute walk to Wadsworth light rail or a short Uber/Lyft ride to Downtown Denver. The W Line connects Denver Union Station and Jefferson County Government Center in Golden.
• Denver Metro Access: Direct access toward Downtown Denver via Colfax Avenue, with convenient connections to employment centers, shopping, dining, recreation, and major transportation routes. Ski resorts are within about a one-hour drive.
• Dedicated Parking + Attached Garage: Private parking includes an attached one-car garage with automatic opener, direct residence access, and additional shelf storage.
• Property Security: Exterior Ring cameras monitor common outdoor spaces and entrances with 24/7 audio/video recording. No devices monitor interior living spaces.
• Outdoor Space: A large residential yard shared with only two other private units features mature trees, our custom-carved "BIG-FIVE" wood sculpture, raised garden beds, maintained grounds, and occasional wildlife.
• BBQ Grill Area: Shared BBQ grill and outdoor lounge area for cooking, relaxing, and enjoying Colorado weather.
• Private Front Porch: Adirondack chairs provide a second private outdoor space for relaxing.
• Property Boundaries: The yard and BBQ area are shared; private porches, entrances, garages, and assigned parking remain private to each residence.
• Independent Check-In + Virtual Tour: Self-check-in, a complimentary virtual walkthrough, emergency contacts, local recommendations, and a detailed House Manual support independent stays. Property office hours are 8:00 AM–4:00 PM MT, 7 days a week.

• Two Queen Bedrooms: Encased mattresses and pillowcases, extra pillows, adjustable mattress padding, blackout curtains, laundry baskets, luggage racks, and dedicated work desks and chairs. Mattresses may sit slightly higher than standard residential bed heights.
• Ceiling Fans: Overhead ceiling fans in each bedroom provide additional airflow and optional background sound.
• Remote Work Extras: Additional monitors are available to borrow for dual-screen workspaces. Desks include essential stationery supplies.
• In-Suite Fitness: Adjustable dumbbells are available to borrow.
• Abundant Linens: Four towel sets per bedroom, including face, hand, and full bath towels.
• Toiletries + First Aid: Toilet paper, shampoo, conditioner, shower gel, pads, tampons, cotton wool, hair dryer, and first-aid kit are provided.
• Large Updated Kitchen: Full-sized refrigerator, glass-top electric stove, microwave, dishwasher, coffee maker, drip coffee machine, kettle, filtered-water pitcher, cookware, dishes, cutlery, ample cabinets, kitchen essentials, and starter supplies.

• Biweekly Cleaning & Linen Service Included: For qualifying extended stays, professional cleaning and fresh linen service are included every two weeks. Guests handle normal day-to-day housekeeping between visits.
• Starter Supplies: Household starter supplies are provided at arrival; guests replenish ongoing consumables as needed.
• Property Care: Weekly lawn mowing, trash pickup, biweekly recycling, and routine exterior maintenance are handled through KFR's property-care system.
• Snow Removal: Professional snow removal is provided during winter, with shovels available as a backup convenience.

📋 Property & Layout Considerations
Guests are responsible for reviewing the listing, photos, layout, Community Rules, and Booking Requirements before booking.
• Upper-Level Layout + In-Suite Thermostat Access: Suite 35A is an upper-level residence with separate garden-level Suite 35B below. Each suite has its own private entrance and interior living environment. Both share central heating and cooling, with the central thermostat conveniently located inside Suite 35A. Guests may adjust the thermostat while maintaining the property's standard operating range of 70°F–75°F, which serves both residences. Guests requiring exclusive climate conditions outside this range may prefer a residence with dedicated HVAC control.
• Pet-Free Residence: Suite 35A is strictly pet-free. Pet-friendly options are available elsewhere in the KFR portfolio.
• Bathroom Configuration: Traditional residential tub/shower combination.
• No In-Person Tours: To protect resident privacy and maintain guest-ready conditions, KFR does not conduct in-person property tours. Virtual tours and additional photos are available before booking.

This residence welcomes furnished stays beginning at 4 nights, subject to availability and reservation requirements. It works particularly well for guests who value a spacious residential environment, enclosed sunroom, private front porch, attached garage, private laundry, remote-work amenities, and convenient Denver Metro access.

🔒 Booking Requirements
API-INTEGRATED BOOKING: KFR is a Request-to-Book, API-integrated listing using OwnerRez to securely manage agreements, payments, security authorizations, guest verification, travel insurance requirements (30+ nights), and other reservation processes. Guests will receive secure system-generated links outside the booking platform to complete applicable requirements. Guests who prefer an Instant Book experience completed entirely within the platform are encouraged to select a listing that supports that preference.
• Reservation Review: Reservations are individually reviewed for occupancy, stay purpose, property fit, and community standards.
• Local Stays: Local Colorado direct-booking requests may require additional screening.
• Payment: Required before Secure Onboarding and reservation confirmation. AMEX is not accepted.
• Voluntary early departure does not entitle the guest to a refund for unused nights. Applicable cancellation terms remain governed by the reservation and signed Residency Agreement.
• For stays of 30 nights or longer: Travel Interruption/Cancellation Protection covering the full reservation period is required.
• Accidental Damage Protection: Temporary electronic hold of $500 without pets / $750 with approved pets. This is an authorization hold, not an upfront cash deposit.
• Secure Onboarding: Government-issued photo ID and a valid email address for each adult occupant, plus a signed Residency Agreement, are required within 24 hours. Emails are used for substantive property-care, maintenance, service, emergency-entry, and residence communications during the stay.
• Pet-Free Residence.
• Booking Integrity: Reservations must use an approved booking channel. KFR is not affiliated with Houzlet or unauthorized third-party listing services.

🚫 Community Standards
• Quiet Residential Environment: Loud gatherings, parties, disruptive occupancy, and large event celebrations are not permitted.
• Shared-Space Etiquette: The large yard and BBQ area are shared. Private porches, entrances, garages, and assigned parking remain private. Children and visitors must remain supervised.
• Smoking, Vaping & Cannabis: Not permitted inside the residence, garage, or other enclosed areas. Use is limited to the designated outdoor smoking area and must comply with applicable law. Smoking materials must be properly disposed of.
• Security: Exterior cameras monitor common outdoor spaces and entrances with audio/video recording. No interior devices monitor living spaces.
• Overnight Occupancy: Unverified overnight guests are not permitted.
