• Two Queen Bedrooms: Encased mattresses/pillows, adjustable mattress padding, blackout curtains, luggage racks, laundry baskets, white-noise machines, and dedicated desks/chairs. Mattresses may sit slightly higher than standard bed heights.
• 100% White Giza Cotton Sheets: Breathable long-staple cotton sheets professionally laundered without bleach.
• Decorative Bedding: Colorful comforters and African decorative pillows complete each bedroom.
• Sound Conditioning: Complimentary white-noise machines are provided in both bedrooms.
• Natural Light + Privacy: Large windows with blackout and sheer curtains provide flexible daylight and privacy.
• Remote Work: High-speed Wi-Fi, dedicated desks, stationery, and additional monitors available to borrow.
• Full Residential Kitchen: Full-sized refrigerator, electric stove, microwave, dishwasher, coffee makers, kettle, filtered-water pitcher, cookware, dishes, cutlery, and starter supplies.
• Living & Dining: Bistro-style dining for 4, comfortable leather-finish couches, and a 55-inch Sony Smart TV; personal streaming requires guest sign-in.
• Kenyan Hospitality & Culture: Imported Kenyan art, hand-carved wood games, Kenyan tea, and Starbucks coffee.
• Private Laundry: Washer/dryer, ironing board, iron, detergent, and dryer sheets.
• Toiletries + Everyday Extras: Toilet paper, shampoo, conditioner, shower gel, pads, tampons, cotton wool, hair dryer, first-aid kit, and compact sewing kit are provided. Also provided are four towel sets per bedroom, extra blankets, board/card games, adjustable dumbbells, portable fans, and space heaters.
• Cleaning Supplies: Dish/dishwasher soap, broom, Swiffer, vacuum, and extra trash bags.
• Safety & Air: Fire extinguishers, water alarms, smoke/CO detectors, and continuous HEPA air filtration.

🐾 Pet-Friendly Lakewood Living
• Up to 2 approved dogs or cats, subject to pet policy and fees.
• Crates, food and water dishes, pet bedding, furniture covers, and a litter box are available for guest use. Guests are encouraged to bring their pet's favorite blanket, bed, toys, cat litter, scratching post or other familiar comforts from home.
• The large fenced shared yard provides outdoor space.
• Pets must remain supervised outdoors, and pet waste must be picked up promptly.

🧹 Cleaning, Maintenance & Property Care
• Biweekly Cleaning & Linen Service: For qualifying extended stays, professional cleaning and fresh linens are included every two weeks. Guests handle day-to-day housekeeping.
• Starter Supplies: Provided at arrival; guests replenish ongoing consumables as needed.
• Property Care: Lawn mowing, trash/recycling, exterior maintenance, and professional winter snow removal are handled through KFR's property-care system.

📋 Property & Layout Considerations
Guests are responsible for reviewing the listing, photos, layout, Community Rules, and Booking Requirements before booking.
• One Full Flight of Stairs: After entering through the private entrance, guests walk down one full flight of interior stairs to reach the residence. Please review the stair configuration before booking.
• Shared HVAC: The suite shares central heating and cooling with Suite 35A. The thermostat is located inside Suite 35A and maintained at approximately 70°F–75°F. Guests requiring exclusive climate conditions outside this range may prefer a residence with dedicated HVAC control. Portable fans and space heaters are available for localized comfort.
• Walk-In Shower: Private bathroom with walk-in stall shower and strong water pressure.
• Pet-Friendly Flooring: Durable LVP flooring throughout.

🔒 Booking Requirements
API-INTEGRATED BOOKING: KFR is a Request-to-Book, API-integrated listing using OwnerRez to securely manage agreements, payments, security authorizations, guest verification, travel insurance requirements (30+ nights), and other reservation processes. Guests will receive secure system-generated links outside the booking platform to complete applicable requirements. Guests who prefer an Instant Book experience completed entirely within the platform are encouraged to select a listing that supports that preference.
• Reservation Review: Reservations are individually reviewed for occupancy, stay purpose, property fit, and community standards.
• Local Screening: Local Colorado direct-booking requests may require additional screening, including traditional tenant screening where appropriate, unless an established platform guest history with positive reviews provides sufficient booking history. Government-issued photo identification is required for every adult occupant.
• Payment: Required before Secure Onboarding and reservation confirmation. AMEX is not accepted.
• Early Departure: Voluntary early departure does not entitle the guest to a refund for unused nights. Applicable cancellation terms remain governed by the reservation and signed Residency Agreement.
• For stays of 30 nights or longer: Travel Interruption/Cancellation Protection covering the full reservation period is required.
• Accidental Damage Protection: Temporary electronic hold of $500 without pets / $750 with approved pets. This is an authorization hold, not an upfront cash deposit.
• Secure Onboarding: Government-issued photo ID and a valid email address for each adult occupant, plus a signed Residency Agreement, are required within 24 hours. Emails for all adult occupants are used for substantive property-care, maintenance, service, emergency-entry, and residence communications during the stay.
• Pet-Friendly Suites Only: Pre-approved dogs and cats (maximum of two) are permitted only in Suites 17B and 35B under a signed pet agreement and applicable community rules.
• Booking Integrity: Reservations must use an approved booking channel. KFR is not affiliated with Houzlet or unauthorized third-party listing services.

🚫 Community Standards
• Quiet Environment: No loud gatherings, parties, disruptive occupancy, or large event celebrations.
• Shared Spaces: Yard and BBQ area are shared. Private porches, entrances, garages, and assigned parking remain private. Children and visitors must be supervised.
• Pets: Approved pets must be supervised in the shared yard; waste must be promptly removed. Wildlife may occasionally be present outdoors.
• Smoking, Vaping & Cannabis: Not permitted inside the residence, garage, or other enclosed areas. Use is limited to the designated outdoor smoking area and must comply with applicable law.
• Overnight Occupancy: Unverified overnight guests are not permitted.
