Walking distance to restaurants, nightlife, shops, groceries and all that Cocoa Beach has to offer. • Amazing outdoor space sit in in the back yard community space while you enjoy the pool oasis, propane fire pit, games, grills, seating and more. • Beach gear, towels, umbrellas, chairs, and coolers. • You will Be greeted with a welcome gift, your 1st beverage with snacks and your online Paradise Book. (Local Menus, discounts, attractions, maps, guides in unit) • Free Wi-Fi, Netflix, Roku, Hulu, ESPN, Disney+ on the big screen TV • Full private kitchen with everything you need. • Private Bathroom stocked just in case you forget something (starter pack of toiletries) • 1 bedrooms, living room and bathroom and a laundry machine located inside each unit! • All Beds/ Pillows are Brand New, Deluxe, Hypoallergenic with waterproof cover. House Guidelines Additional $150 credit card hold is required through our text message application which will be sent to you day of check-in. This is for incidentals or house rules broken. All visitors breaking the following Guidelines are cause for immediate cancellation without refund and forfeiture of $150 CC Hold. • This is a smoke free property. • No personal mail delivered to this property is allowed. • No unregistered guests, unapproved parties or large gatherings. • No children under 12 due to insurance liability issues • 1 designated parking spot per unit per City of Cocoa Beach • No street parking or parking at neighboring properties any street parking could be subject to ticketing or towed at owner’s expense. • No pets. • Pool hours 10am-10pm and quiet hours 11PM-7AM • No late checkouts, if 30 minutes or more late there will be a $30 per hour charge. After 12:01 pm you will be charged additional full night’s stay. • An additional 50 cleaning fee will be applied for units that are beyond the normal clean up or if checkout is not followed • Do not disturb other guests or enter other units • Cameras and decibel sensors installed in shared areas for safety. Please do not tamper with cameras sensors. House Guidelines for Long Term Guests - 14 Days or Longer • Additional security deposit may be required for stays over 30 days or more • Mandatory 14-day cleanings for all extended stays. This basic cleaning will be done every 2 weeks Fee of $25 Note to All Guests • All info on checking in will be sent to you via the platform • Unit must be available for weekly pest maintenance. We will make guest aware when we need access. Pool Rules • Pool hours 10am to 10pm • No children under 6 years old in or on pool area • All youth must always have adult supervision • No food or beverages within 48” of pool. • No glass on pool deck or backyard • All water items must stay in pool (Vacuum and pool floats) • No running no diving • Volume on music and voice to a low roar to respect our neighbors • No personal items left unattended or left in pool area • No outside guest • Breaking these rules are immediate cancellation without refund

To start with, this was listed as a one bedroom. It is a studio. And a small one at that. The so-called kitchen is a pantry with appliances in it with absolutely no work space. The refrigerator is in the living room. The couch is opposite the bed. You can't sit on it to watch TV because the TV is over it. There is a tiny table with 2 stools, totally useless.The so-called one block from the beach? Not even close. It's about 3 blocks, but it's on the other side of the highway, and the only way to cross it is to walk about 4 blocks down to a cross walk, then another couple blocks to the beach. And you have to go over stairs, so the great cart they provide to haul your stuff is useless. When I contact the host, and then the manager, both of them were rude and eventually hung up on me. I will tell you that the pool is great, as is the outside area. But for what I paid for this, and to get such disrespect from the host and manager... I could never recommend anyone staying here.

Wonderful, clean spot with all the amenities needed. Comfortable and convenient to food and shopping, while still being quiet. Pool and fire table in the backyard. $15 ride to the cruise terminal.

Good location. Was a little cold but no heat. This would be a rare situation but a small heater worked from the local Walmart. Very easy to rent from and a great weekend getaway for me and my wife. The SpaceX launch was a great bonus! Thank you!

The unit was just as described! Was perfect for two people. Had everything we needed - could have done without so many rules listed in the unit. Was able to walk to beach and get to everywhere easily. Did not hear other guests.

Very Nice room, clean, nice bed, nice pool. A little further from the beach than I expected. Great room for the price!

We stayed in the most westerly room with a view of the driveway and A1A. Soon as you enter the room you can smell the sewer. I doubt this room was done under permit and thus the sewer was not vented properly. Don't know all building codes but the hot plate! had one burner under the shelf holding other kitchen appliances. (didn't see that in the pictures) Don't plan on cooking in the unit ( no exhaust fan ) or using the "kitchen" sink as that really stinks. Backyard is tired and bring your own beach towels as their's are more like towelettes.

Will be returning soon, this place is amazing. We truly found a gem located near the Best Seafood Q's Cracking Crab and the most amazing rolled Ice Cream in the South "Sweet Tacos" (both near each other) and in walking distance...it doesn't get any better. A ton of love has gone into this resort...extremely thoughtful and clean host. Thank you so much. -Atlanta Family
