The room is updated and clean, small but comfortable. The breakfast was very good at close-by restaurant, and I was very happy to find that the hotel supports guests with so many alternatives such as bag weight scale device, water and juices, umbrellas etc.
I didn't find any issues that I could point out.

Staff here are amazing! The lounge on ground floor is perfect, I spent a few hours working there without anyone bothering me.

The staff were incredibly nice and welcoming and helped wherever they could. The water pressure in the shower was nice and powerful. The breakfasts were provided in a nearby restaurant which a 1 minute walk away and easy to get to (complementary umbrellas were available to get to when it was raining). There were choices of american or Japanese style breakfasts. I had the Japanese style and it was very tasty.
Whilst the room had everything I needed for a short stay it was a bit small if you're used to western hotels. This isn't a criticism, simply a fact for a Tokyo hotel and something to be aware of if you're not familiar with Tokyo hotels (I've stayed in smaller!)

Hotel is very close (8mins walk) to Hamamatsuchō Station with Sky Train directly to Haneda airport. Breakfast place is 50m from hotel with lovely Continental or Japanese options.
The hotel is next to a highway overpass, and is very noisy at night, so I did not have a good sleep.
Even though I requested and paid for late check out, the front desk asked me to check out on time. The front desk needed to double check before allowing me to have late check out.
