We had a wonderful stay at Villa Jiota in Ksamil. The location is absolutely perfect, just a few steps from the beach and within walking distance of restaurants, cafés, and everything you need.
The room was spotless, very comfortable, and well equipped. We especially appreciated the small kitchen, which made our stay even more convenient. The view from our room was beautiful, and it was a pleasure to wake up every morning and enjoy it.
What really made the difference was the staff. The reception team was incredibly kind, friendly, and always willing to help with a smile. Their hospitality made us feel welcome from the moment we arrived.
The property is very clean, quiet, and well maintained, offering a perfect balance between comfort and relaxation. We couldn't have asked for a better place to stay while exploring Ksamil.
Highly recommended, and we would definitely stay here again on our next visit to Albania!

Perfect location, literally steps from all bars and restaurants as well as a few minutes walk to the beach!
Only downside was no toilet paper but shops across the road so no drama

The room was very clean, staff are very friendly, the kitchen area was useful to prepare simple meals. Nice view from the balcony, location is convenient, close to beach, shops, restaurant and bus stop.
The air condition was not functioning properly at the first two nights and no hot water at the first night. However, they got it repaired as soon as they can and made our stay remain comfortable which is appreciated.

The only truly positive thing about this hotel is the owners. They are genuinely kind, friendly, and very responsive, and they do their best to help their guests. The location is also excellent — right in the centre, within walking distance of the beaches, restaurants, and shops.
Unfortunately, the location is also the biggest problem. If you are looking for a place where you can actually sleep, I would strongly reconsider staying here.
The noise throughout the night is absolutely unacceptable. Because the hotel is surrounded by bars and other hotels, loud music continues late into the night and, in our experience, makes it extremely difficult to sleep. There is also an enormous amount of artificial light from surrounding hotels, bars, and street lamps shining directly into the room.
The room itself has another serious design problem: the bathroom and toilet are directly opposite the bed, and the toilet has a glass door. This provides very little privacy and is simply not a comfortable setup.
To make matters worse, the room is illuminated throughout the entire night by light coming through the window from the surrounding buildings and street lights. Even with the curtains closed, the room is far from properly dark. Sleeping comfortably is practically impossible.
And finally, the synthetic bed linen was one of the worst aspects of the stay. It is extremely uncomfortable, does not feel pleasant against the skin, and is completely inappropriate for a hotel where guests are supposed to get a good night's sleep. Good-quality natural cotton bedding should be a basic standard in accommodation.
