We also stayed in this apartment last year. It’s a cute, cozy pied a terre in the heart of Annecy. The building is old but thoughtfully modernised with every amenity (except for a dish washer). Oh, and it doesn’t have air conditioning but does have very thick walls and two fans. We love the character of the place especially its living area and solid wood balcony. We always use trains and never fly (avoiding CO2 emissions) so location about three minutes’ walk from station is perfect. The bed is very comfortable.
NB some people will find the approach to the winding staircase off putting, however we’re fine with it!
Replace the square pillows with rectangular ones to free up more space in the bed. The sofa is no longer supportive and needs replacing for next season. Windows are double glazed, however some street noise enters at night.

Proximity to everything and price
Only 2 pillows for our 3 people. Should be described as suitable for 2-3, not 4. Using the pull out couch would allow zero room to walk or put suitcases somewhere.
Shower had mildew and toilet unclean. Two ticks found in the bathroom. Question whether the bathroom was sanitized at all. Freezer unclean.
Finally, I realize there is a heat wave for this area, but I would not recommend this place in the heat of the summer. It was 84 degrees inside the apartment when we arrived and made for a very unpleasant day and night.
