We drove out from north New Jersey and got in late. Jake, the manager on duty was there to greet us. He was friendly and kind and helpful! The room was very clean and we had a private beach to ourself in the morning!!

The staff were some college-aged guys who made us feel super welcome. The place isn't what we were expecting, which, for my family, was totally awesome! We wanted to experience The Hamptons without all the rich/famous/fancy/frills, and this place was perfect for that! The location and beach access were exactly what we were hoping for! Housekeeping was a little disorganized, but the laid-back atmosphere was just what we wanted and everyone (staff and guests) was helpful! There was a fridge full of N/A beverages, burgers for the grill if you wanted to use that, coffee and snacks in the lobby, and yard games in the grass outside, just before you stepped up the wooden staircase and onto the beach. I'd go back!

Room rug, windows, furniture Not clean. My husband sat in a chair outside our room and the wooden chair fell apart and he went crashing to the ground. Bugs on the rug by the AC.

The place is a bit run down but definitely has a character.
Very supportive and friendly staff. There are bagels and snacks in the lobby. Very convenient location right on the beach. Very quiet. Good stay.

The place was not clean at all. The toilet was used prior to our arrival and had stains of feces in the bowl. in addition the sheets on the bedding was stained. The sofa in the main room was stained and smelled like vomit. The room was filled with misquotes. Sadly my husband and were bit. We went to a target in riverhead to buy a sheet to lay and a fleece blanket with two pillows. The room was absolutely disgusting. In addition there were signs of insect issues as their remains were splattered in the wall in the bathroom and living room walls.

Only positive is proximity to ocean - AC so loud couldn’t sleep. Unfortunately felt dirty in room and property was run down.

Extremely overpriced for the condition of the property. If there were any other options would not have stayed here. But since everything else in the vicinity was booked out, you have to pay what you have to pay.
The buildings are old-ish and shabby. The A/C units are loud. The breakfast is basic. Probably worth $90/night elsewhere.

This resort is located a quick ride from Long Island Rail on a tranquil stretch of beach. To the east is a state park, to the west, a stretch that is not so built up. The resort is just beyond the dunes and to the other side is the bay. Due to location and the construction of the building (shaped like an X) every room seems to have a view of either the bay, the beach, or both, and every room opens on to a porch with a picnic table. Our suite was large, clean, and comfortable, and included a complete kitchen with an, oven, stove, cupboards, fridge, and countertops, so you can do all the cooking you want, you would just have to bring pots and pans. (I think all the rooms might have a kitchen, but maybe double check.) There are also gas range grills available outside. The resort supplies hamburgers, hotdogs, and buns, as well as popsicles, snack food, and for breakfast, cereal, bagels, muffins, yogurt, coffee, and tea. The staff even offered to grill for us. We stopped at the supermarket on the way and grilled our dinner every night. However, if you prefer to eat out, I think there are plenty of restaurants in the area. The resort is staffed by a large group of helpful, friendly, young people. Any problem we ran into they seemed glad to quickly help us with. The guests were all cheerful and happy to be in such a friendly, beautiful, tranquil place. The building is an older one and has some wear and tear, but everything is clean, cozy, and comfortable.

This place is great for the basics, excellent staff, they were more than accommodating and very professional. We were upgraded on arrival, our room was clean and spacious. The porch was definitely a highlight as well! Great views and steps away from a beautiful, clean beach. No frills but definitely a great basic hotel! Would highly recommend!

Beautiful location right at the beach! Very relaxing beach chairs. Rooms are rather small but sufficient. Room was not very clean which I didn’t like, especially with little kids who love to play on the floor. Overall we enjoyed our stay.

The rooms offered at $400 a night were nowhere near that quality price point. At best , the double bed room w/bath, etc., would be worth renting at $100 per night, if you do not mind noisy drinking parties 'til the wee hours. The staff were polite but for real value look elsewhere for reasonable prices determined by more than excessive holiday demand.

Own private, clean, and sandy beach and water. Kids there go out of the way to meet your needs. Tons of beach chairs provided, very quiet, and relaxing. They provide water, soda, and various breakfast items like yogurt, frozen waffles, etc from freezer, as well as Veggie Burgers, Turkey Burgers, and other burgers. Best location as well.

It is a small place, so you are around others, but everyone there when we were there were very friendly. The suites are a little more $, but you have your own deck on the 2nd floors, #20 is the best at around $400 a night, but you do get everything I said above..All the 2nd floor suites are very private compared to the other rooms, #20 the most.

We arrived at noon and were told we had to wait till 4 pm. Which is their check in time. I adked if they could advise their staff to prioritise the room wecshould stay in, but that was mor possible. When we finally checked in we were not informed of anything. The stay was nice with plenty of water, soda and snacks which were complimentary. Also provided on the beach, great service. The staff was very young and not professional in any way, which was dissapointing. Breakfast was bagels and cakes, which would stand in the reception hall all day, a bit strange.

What a find! Tucked into the massive sand dunes on eastern end of Dune Rd is this quaint and private small hotel. With the windows open we fell asleep to the sound of the breakers. We walked the beach and the hotel has plenty of beach chairs and loungers. We took our fresh perked coffee from the lobby to the the stairs over the dunes.

Great basic hotel on beach. Staff goes out of their way to assist and make it enjoyable. Happy to find this spot and will be back next summer.

The only problem we ran into was they advertised s kitchenette with stove but had no pots, pans, silverware ,etc
No big deal though, now we know to bring it next time.

They except dogs, which brings fleas. The beach was beautiful. There was seaweed on the beach which also brings bugs! The overall property was fine.

The location of this resort was terrific with Ocean in the back and the bay on the other side. I was there with 2 friends for a wedding. The rooms were impossibly small. The queen bed in the bedroom had bearly enough room to walk around it. There was a kitchenette with a tiny stove, cabinets, sink and small refrigerator but no utensils of any kind. There was a pot holder and wine screw. There were wires connected to wires inside the unit and outside he unit. There were coats of paint over them. The lights were constantly dimming and then returning to brightness. The air conditioner was only in the bedroom not in the living room. (One person slept in the living room) It only
worked the first night. It was clean. The staff, particularly the manager, Brian, was delightful. When we complained that there was no cover for the window in the door (someone was sleeping in the living room), he drove to Riverhead to buy a curtain. Our pathway to the hotel lobby was either to walk around the building or go through a bathroom which was sometimes occupied! We had a very nice covered porch which we were able to sit on because there wasn't adequate room for 3 adults to comfortably sit in the living room. There was coffee and bagels in the lobby and free bottles of water. We had many laughs over the deplorable lodging for $ 500.00 per night.

Great place if you want a place on the beach , with the inter coastal water across the street . This is not , a Hilton on the beach experience. This is motel type on a beach . If you want excitement and lots of tourist then this isn't the place . If you want ,the days of old Hampton experience , without a lifeguard to tell you what you can and cannot do , this is the place . People here are friendly , so if there is a problem with anyone , it's on you and not them . We had a bay room which was perfect for us . This had a kitchen in the room , but it's not a Marriott , so don't expect the kitchen to be the same . Bring your own kitchen stuff to use . Really enjoyed the quite, even though they had guest , you still had your own privacy . Amongst the big homes on the beach is this gem of a beach house . Nothing fancy , but it's what every you make of it . I have stayed at some of the finest , but I didn't expect that here , so I wasn't disappointed . I would stay here again and will recommend it , but don't expect too much . Just expect a chance to get to a beautiful beach , stay in a cool old school motel and you'll have fun . If you expect to be pampered then this isn't the place . Loved the grills, and they have a fridge they stock with food for guest , although we brought our own hotdogs and food . Free water , and a small breakfast is a nice touch , but don't expect a too much . Again this is not The Hilton , it's a Jimmy Buffett style , laid back , beach retreat .
