We loved our stay here and thought the lication was excellent.

Lovely place. Well maintained, friendly staff. Quiet and safe location.
Two minor things to keep in mind. The location is a 10 minute walk to public transit, so if its raining or bad weather, you'll be out in it for a bit before you can hop on the bus.
The other thing is that the single bedroom is a converted loft. It's well-done and comfortable, but cramped, especially the bathroom. If I was a larger person (I'm 5'11", 190lbs), the toilet would have been a real challenge to use. Keep that in mind if you're larger than me. I've knocked off a star because of the bathroom. That said, there's not much they can do without changing the roof line.
But otherwise the house was lovely, the back garden is wonderful, and the staff was great.

Avoca house is a beautiful, well appointed Bed & Breakfast that inspires peace. The hosts are simply WONDERFUL. We felt like we were family -or old friends.
Avoca House is impeccable clean and full of small details that make you feel at home, just very pampered.
Their breakfast was DELICIOUS, yummy fresh fruit, yoghurts, coffee and pastries.
We would stay here anytime if came back. We warmly recommend it!!
