Property/rooms filthy- bathroom was not cleaned from previous guest. Carpets stained and dirty. Continental breakfast unappealing frozen muffins , stale bagels.

The rooms were old and dirty. Paint peeling Shower and bathroom unclean with stains and hair. Management did not seem to care about complaints . I have pictures

It’s situated right in the middle of Kennebunkport where it is only a walk to many wonderful restaurants and shops.

Parking is slightly difficult to find but once found everything is very simple abd wfficient. Great hotel, wuiet and great location.

Parking was pretty tight, I thought I was staying near the water but that wasn’t the case. The entrance to the hotel was dingy and smelled awful. The room was very average. Not worth the price.

The Boathouse Hotel sits in a perfect location in Kennebunkport, Maine. It's steps away from great food and shopping and is a wonderful starting point for a walk along Ocean Avenue. The staff was very helpful and friendly, and parking was great. Now the disappointing part. We stayed two nights in a Wharf House Queen room (in a building not connected to the main hotel). The room was VERY small and certainly did not look like the picture on Orbitz. The pictures show that there is room for two chairs by the bed - there was just enough room for one chair in the room. The closet door, which was off the track, was barely accessible due to it's unbelievable proximity to the night stand next to the bed - we could not get the door open. Wall paper was peeling, the ceiling was cracked along with water stains on the ceiling. I have seen better rooms on the outskirts of Albuquerque. The "continental breakfast" in the main hotel building was sub-par for the price they charge to stay at the hotel. I have had a better "continental breakfast" at the Best Western in Beaverton, OR. Not sure what the rooms are like in the main hotel building but staying in the annex building is not worth the price. We saw the Yachtsman Hotel just down the road and we will definitely stay there next time.

Hotel had very nice amenities including outdoor fire pits. Conveniently located. Would stay here again.

Great view, nice accommodations, didn’t love that no one’s staffed at the front desk but it did go smoothly despite that. Would happily return as it’s very modern, clean, great views and location and decently priced for the area.

Furniture is dated and time to upgrade the heating/cooling system. Fan in our bathroom did not work. View was spectacular.

We had an amazing stay at the Boathouse. We stayed in a harbor queen room and found it to be clean and comfortable. From the moment of our arrival to our departure the staff were attentive, courteous and cheerful. I would highly recommend a stay here.

It’s a great centrally located hotel. It has a huge walk-in shower.

Exceptionally small space. Mattress was terrible, lumpy and old. Carpeting throughout hotel public areas was stained and dirty. Cleaning supplies, sweeper and swifter, left in hallway. Had very high hopes for this nights stay. Extremely disappointed.

We stayed in a converted attic room which smelled musty and you had to climb two flights of stairs to get to. The whole stairs and hallways smelled.

For the price, the room was very small and the continental breakfast was a bit disappointing. I understand it is all about location, the bagels were nice but vendor packaged slices of banana bread? Anyway, location, location, location made it very easy to walk to local restaurants and shops.

To be honest, staying at the Wharf House Annex was not good and nowhere near the value at $500 per night. Yes, I know its Kennebunkport in August, but the same owners at Kennebunkport Inn charge about the same and its much better, which is strange cause its the same owners. Someday I'll try again at the property hotel.

Location is great. Restaurant is great, service was ok- bartender was rude and waiters were ok. We upgraded to a suite above the shops and room was outdated and not very clean feeling.

Love the location. Everyone was great from the great valet to the service in the restaurant.

The hotel is in the downtown of Kennebunkport with parking. There is a nice roof deck that overlooks the harbor. It's right near everything.

The property is in downtown Kennebunkport which is nice. But what is not clear is that the wharf rooms are above stores, the rooms face a parking lot and the noise from trash pick up at 6am and evening is not what we were looking for. The experience did not support the price for 3 rooms. The business seems more focused on the restaurant.

Way over priced. Tiny room. AC on wall with peeling paint. Dormers consume a lot of room space. Torn wallpaper. Small closet. Small bathroom. No housekeeping service. Impersonal. Horrible view overlooking the parking lot and what looks like a drainage ditch. No elevator up two flights of steep and narrow stairs. Not sure what the resort fee was for. Other than 2 bottle of water and a few coffee pods there were no amenities. The saving grace was the restaurant which had excellent food and service. Don’t say here, you’ll be over charged and underwhelmed.

The hotel is very inviting. The harbor view from the room was very nice. The staff were friendly, professional and extremely accommodating. The valet made sure there was always an available parking spot. Bed was comfortable, toiletries were high end and the continental breakfast had the best cinnamon muffins ever made. I will be back.

We really enjoyed our stay. The hotel was nice with a great view and the restaurant downstairs offered amazing food. The beds and pillows were comfy as well. We would definitely come back! Such a charming property!❤️

Our room was perfect for a night or two. No drawers or storage, but loved the little balcony and views. Would select a different room for a longer stay.
