Rooms were very clean. Only this morning had no hot water in either room. No one in office to report the problem.

The room was clean and cozy. The king bed was comfortable and soft. Didnt have a hard time falling asleep. It was quiet and the service was polite.

Everything was ok. Not clean but not dirty. The hear/AC did blow out black stuff all over the floor, my suitcase and the table.

it took way too long to get hot water in the sink or shower at almost 5 minutes. that wastes a lot of water.

The woman at the front desk was very nice but there were several things wrong with the stay. First of all we booked a room with two beds and only got one. We sucked it up as we got there late and the office was already closed. The next issue we had was we booked the room because the listing said breakfast was included. This is not true. When I asked the woman at the front desk about it she said don’t believe what you read on the internet. It’s like no don’t post things that aren’t true. Everything was under construction our room had already been updated but it was still a bit run down looking they don’t replenish the coffee in your room when they clean. It was a great price and honestly probably would have been fine with everything if they hadn’t falsely advertised the free breakfast.

The front desk clerk started out kind of short with us but turned out to be very friendly and helpful. She did make sure since we were staying longer that we were put away from the construction noise. That was very nice. When we had issues with our tv they came right away to help. Once more people arrived it was like paper thin walls. Overall, for the price and location to the beach and other amenities, I would definitely stay again. The room we had was very clean.

Short over night stay. Check in was great and room was just what we needed. My nephew said his mattress was a little too hard for his taste but he still slept. Convenient to where we were going to be next day.

Checked in late after desk was closed. Emails and text messages not responded to explaining check in procedures after hours. Room key in lockbox with all other late checkins and no name. If you dont know your room number, you would not know what key to take. Took a while to find my room as it was not in the main building.

The service was great but the stay was awful. There was couple yelling at 4am. And construction around 7am in the room above me

Spacious room with hardwood floors and a ground level balcony. Shower was hot and had good pressure. Would stay again.

Very clean and pleasant rooms, same for the grounds.

AC didn’t work and cord was an electrical hazard, TV didn’t work, nor did the room clock. WiFi offered was so slow I couldn’t even stream anything to watch. No hot water

Convenient overnight travel spot, wouldn't recommend a longer stay because the walls are thin and you can hear the neighbors

Convenient location for one of the best beach towns in New England. Many great restaurants, shopping, entertainment close by, with the Kennebunks, and beaches in York, Ogunquicut, and Old Orchard.

Not great for smokers pretty much only 1 spot you can smoke outside not even on porch . Otherwise it was clean.

Basic hotel on highway. A mile drive to wells beach. Great restaurants nearby. Blinds would not close and porch light shined in the room all night.

The manager at the front desk was rude and a liar. The rooms was DISGUSTING. Mold all over the shower curtain. Room smelled like mildew. We would never go back here. We plan to report the conditions to the health department.

We stayed at USA Inn for our very first visit to Maine in 2001. We were in the area for an overnight stay and decided to stay again for nostalgic reasons. Unfortunately the property is showing its age. They still do a good job at keeping it clean, but there is much wear and tear.

This property was average. Older property that needs updating.
The window treatments in the side building need updating. The sun woke us up at 5:30am due to the shades. The door to the room takes 5 minutes to close. The bed was uncomfortable.

Excellent location, central to just about anything you need on Post Road and a 15 minute walk to the beach. Room was very clean, appeared to have been recently renovated. Towels were scratchy and floor was a little squeaky, but i would stay here again.
